Poland's warehouse market is running full steam ahead

The latest report by BNP Paribas Real Estate Poland shows that in the first three quarters of this year, a record demand for warehouses was noted, amounting to almost 4.8 million sqm. The company’s analysts also point out that movement at construction sites, where work is currently underway, has also set a new record, with more than 3.7 million sqm of modern office space under construction. As in previous quarters, the development of the sector together with an increased demand for logistics spaces, have been primarily driven by a rise in e-commerce, as well as an increase of companies operating in the logistics and trade sectors.

Prologis starts construction of SBU park in Warsaw

Prologis has started the development of an SBU centre in the Polish capital – Prologis Park Warsaw-Żerań, DC2. The small business unit facility off Trasa Toruńska in the city’s Żerań district comprises 11,000 sqm of industrial space, with units starting from 600 sqm of warehouse space and office units starting from 100 sqm, which can be combined and enlarged as the business grows.

Garbe begins development of 8,000 sqm park in Slovakia

A new space comprising 3,000 square metres will be occupied by Inalfa, a designer, producer and supplier of roof solutions for the automotive industry. MLP Group releases three-year strategic goals

In line with the strategic plan, the period will see the company’s equity, or net asset value (NAV), double from €387 million in 2021 to €823 million at year end 2024. Share of speculative projects in Poland's warehouse market is rising

Developer activity in the Polish warehouse market at the end of September 2021 remains at a high level. Completions in Q3 2021 660,000 sqm increased the total logistics and industrial stock to 22.4 million sqm. There are 3.46 million sqm under construction, of which over 1.22 million sqm (+120% y/y) are developments without secured leases. In the period under review, gross take-up amounted to 1.44 million sqm (+16% y/y), where, as expected, the e-commerce and logistics segments remained the main force. The correlation of strong demand and moderate new supply affects the vacancy rate, which stood at 5.04% at the end of September 2021 (-2.66 pp y/y). New leases

  • Froo Romania, a subsidiary of the Żabka Group, has relocated its HQ to the Bucharest-based Hermes Business Campus. The retailer secured around 2,900 sqm of office space in a transaction facilitated by Colliers.
  • Court One has signed a lease for approximately 6,300 sqm of space at MLP Business Park Vienna. The tenant, a subsidiary of the Padeldome group, is currently Austria’s largest operator in the sector, managing 42 courts across four locations in the capital.
  • Polish fashion and lifestyle brand Medicine has accelerated its domestic expansion, headlined by the opening of its largest store to date, a 985 sqm flagship at the Silesia City Center in Katowice. This strategic scale-up is mirrored by simultaneous growth in several regional markets, including a new 740 sqm unit at Magnolia Park in Wroclaw and a 600 sqm extension at Galeria Warmińska in Olsztyn. The retailer further bolstered its Silesian presence with a 500 sqm location at Pogoria Shopping Centre and a new opening at CH Platan, significantly increasing its total floor space across Poland.

New appointments

  • Avison Young has promoted Bartłomiej Krzyżak and Marcin Purgal to the roles of Co-Heads of the Investment Department in Poland. Krzyżak, previously Senior Director, brings 18 years of commercial real estate experience, having joined Avison Young in 2017. Purgal, also a former Senior Director and a member of the Royal Institution of Chartered Surveyors (MRICS), transitions into the co-head role with 23 years of experience in the CEE commercial markets.
  • Avison Young has strengthened its Polish leadership with three senior promotions. Patryk Błach ascends to Associate Director within the Investment Advisory Department. Kamil Głowienka has been named Senior Project Manager. Furthermore, Katarzyna Uzar becomes a Valuation and Innovation Specialist, tasked with integrating technological solutions and coordinating global departmental projects.
  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
