In previous quarters the analysts of the EBI Construction Activity Report broadly discussed the negative effects of the pandemic on Hungary’s construction industry. The latest figures also suggest that there is still no improvement in the sector after a weak first half of the year.
While in Poland over 20% of investors are favouring projects that have high ESG-related ratings (which is fourth highest figure globally), Hungary and the Czech Republic are the two countries with the highest share (over 40%) of respondents saying that ESG considerations play no role when they evaluate projects, according to the latest results of the RICS Global Commercial Property Monitor.

HelloParks, Futureal Group’s recently established industrial and logistics property development and investment company, has acquired its first development plot in Fót, next to the junction of motorways M0 and M3. The 76 ha greenfield investment will house energy-efficient buildings that meet the BREEAM sustainability standard, with the first facility to be completed next year.
Hungarian property investor and developer Wing is expanding its East Gate Business Park, located next to Budapest, with a new 9,200 sqm hall. The handover of the building, which is 30% pre-leased, will take place in the second half of 2021.
Mid Europa Partners, a private equity investor in Central and Eastern Europe, announced an agreement to sell 24% of the issued share capital in Waberer's International Nyrt. to Trevelin Holding Zrt. (member of Indotek Group). It also granted a call option to Indotek over Mid Europa's remaining 47.99% of the issued share capital. The transaction is subject to customary anti-trust clearance and is expected to close by the end of the first quarter 2021.
Market Építő Zrt. has completed the construction of a new parcel distribution centre in Budapest for DPD Hungária Kft. The facility has doubled the logistics company’s domestic sorting capacity.
Total demand on the Budapest industrial/logistics market amounted to 460,000 sqm in Q1-Q3 2020. The vacancy rate at the end of Q3 2020 stood at 2.3% following a 0.21 pps decline y-o-y. The Budapest Research Forum published its quarterly industrial/logistics market analysis
The sixth and last building of the Váci Greens office complex in Budapest, the 23,445 sqm Building “E”, has received the final occupancy permit. With this, Atenor’s flagship project in Budapest is completed.
Reuters reports that Magyar Telekom (Deutsche Telekom’s Hungarian unit), which moved into its newly constructed Budapest HQ in Q3 2018 and signed a 15-year lease agreement for 58,000 sqm, is considering subletting some of its office space.
Cushman & Wakefield Echinox moves its headquarters to the office building developed by businessman and former tennis player Ion Tiriac near Piata Victoriei in Bucharest. The company rented here a space between 300 and 500 sqm.
CBRE Romania will move from this summer to a new headquarters. The company rented almost one floor of One Tower, which has 1,400 sqm.
Furniture retailer Mobexpert leased 2,000 sqm of warehouses and offices in Constanța Business Park, developed by Global Vision and Globalworth. Following recent transactions, Constanța Business Park has reached an occupancy rate of 70%.

Ciprian Sîrbu has over 10 years of experience in logistics, e-commerce, and industrial supply chain, completed by 7 years in which he worked in the IT field. His role within JLL is to provide advice to customers in streamlining the supply chain like the need for such services increases.

Penta Investments has appointed three new Partners. Fabrice Dumontheil, Václav Jirků and Marián Slivovič have become co-owners and leaders of Penta. Fabrice Dumontheil has been with Penta since 2012. He is the CFO of the entire group, responsible for the strategic financial management of Penta group as well as for group IT strategy. Václav Jirků will be responsible for managing the healthcare investment portfolio as well as the international network of Dr.Max pharmacies. Marián Slivovič will primarily cover Penta's investments in banking and Slovalco, as well as in media projects in Slovakia and Czech Republic.
