Hungary’s residential market still going strong

Real estate group Duna House estimates the number of residential property deals completed in Hungary to have reached 13,511 in April 2021. Although this is a slight decrease compared to the pre-pandemic peak in the same month of 2019, overall it is still the third strongest April in the last ten years.

Duna House posts strong figures for Q1 2021

Publicly traded Hungarian real estate brokerage firm Duna House has released its metrics for the first quarter. Duna House started the year with record quarterly volumes in all of its core business lines in the middle of the third wave of the COVID-19 pandemic. After a series of record highs in 2020, the first quarter, which is usually weak seasonally, brought all-time records in both real estate and credit brokerage in 2021: franchise real estate brokerage grew by 36%, own office real estate brokerage by 37% and credit brokerage by 6% year-on-year.

Hungary’s housing market continues to soar

Just one month ago, we reported that February 2021 had been the strongest month for the past ten years with regard to the number of transactions in the Hungarian housing market. It now appears that the record was short-lived as there were 15,630 residential property deals nationwide in March according to the latest monthly transaction estimate of real estate group Duna House. The figure is more than 1,000 higher than in February.

There were 14,569 residential property deals made in Hungary in February 2021, according to the latest monthly transaction estimate by real estate group Duna House. This marks the highest transaction number of the past ten years. This many homes have not changed owners in a month since early 2011.

10,354 residential property deals were closed in Hungary in December 2020, according to the latest monthly transaction estimate by real estate group Duna House. This marks a 2% growth over December 2019. 131,460 transactions were closed in total last year, marking a 12% year-on-year decline.

Hungary's residential property market hits low point in April

The last time the monthly figure was this low was at the low point of the previous crisis in 2013. Duna House buys another Polish loan broker

Hungarian real estate brokerage firm Duna House has bought a loan broker in Poland for €1 million (PLN 4.3 million) and expect the deal to increase the volume of brokered loans in Poland by approximately 60%, the company announced on the Budapest Stock Exchange website.

Hungary’s Duna House buys Polish loan broker

Metrohouse Franchise, the 100% subsidiary of Hungary’s Duna House Holding. has signed an agreement in Warsaw to acquire 100% ownership in Gold Finance Sp. z o.o. The total investment was €908,000 (PLN 3.9 million), out of which the purchase price was PLN 3.5 million, plus MF acquired shareholder loans from the sellers with the face value of PLN 0.4 million.

New leases

  • DB Logistic has signed a new lease agreement at SEGRO Logistics Park Gliwice. The company has decided to expand occupied space by a third to a total of nearly 5,000 sqm.
  • Low-cost airline flydubai has opened a new office Bucharest-based Eminescu Offices, in a deal brokered by Cushman & Wakefield Echinox.
  • LCP Properties has finalised two further leases for M Park Pionki. The CCC shoe shop will occupy 400 sqm in the building, while the area of the Xtreme Fitness gym will reach 600 sqm.

New appointments

  • Prologis' Warsaw team has gained a new director. As of 1st of April, Marzena Tkaczuk has joined the team of development experts. As Capital Deployment Director, she will be responsible in particular for the implementation of build-to-suit projects.
  • Hagag Development Europe has named Ana-Maria Nemțanu as Leasing Director. She has over 17 years’ worth of experience in the local real estate industry.
  • Emilia Dębowska has been promoted to the position of Head of Sustainability Europe of Panattoni. In her new role, she will be responsible for Panattoni’s integrated sustainable development strategy encompassing both the company’s business goals and the development of its projects in Europe for every country in which the developer is active.
