VGP announces the start of development of its new multitenant business park in Brașov, Central Romania. With the groundworks started beginning of November, the first building with a surface of 9,400 sqm is planned to be delivered mid-2021 and will be partly occupied by pharmaceutical company Fildas Trading Srl. VGP Park Brașov is being developed on a land plot of approx. 390,000 sqm and will have a total potential of about 180,000 sqm lettable area.

AFI Europe Romania has inaugurated its AFI Brasov mixed-use project on 21 October. The project, located near the city’s historic centre, includes a modern shopping centre with 45,000 sqm GLA and 15,000 sqm GLA of office space rising above the retail floors.

AFI Park Brașov, an office project developed by AFI Europe Romania, announced two new tenants, Siemens Romania and NTT Data. The Class A office building has thus reached an occupancy rate of 55% before its official opening, with a total leased area of approximately 8,300 sqm.

AFI Europe Romania announces the rescheduling of the opening date for AFI Brasov, the largest shopping centre project to be delivered in Romania in 2020. Initially planned for the spring of this year, the opening date is now scheduled for the autumn of 2020, should the overall social conditions allow it.

Ceetrus Romania has completed the third phase of the Coresi Business Park office project, following an investment of €14 million.

Plaza Centers has signed a pre-agreement for the sale of a plot in Brasov, Romania for a total gross amount of €620,000 which is slightly above the last reported book value.

Immofinanz has renounced its plans for the construction of a Stop Shop retail park in Braşov citing the lengthy process of obtaining a construction permit. The developer is considering selling the land.

The accelerated economic development of the major regional cities in Romania is beginning to influence their real estate market as well. According to Colliers International, there are strong arguments to support the increased interest in office leasing and the strong investment potential, so cities such as Cluj-Napoca, Timisoara, Iasi or Brasov can offer an alternative to Bucharest.

AFI Europe Romania published its financial results. The Net Operating Income (NOI) from its income producing assets in Romania was over €37 million in the first nine months of the year, representing respectively 10.4% higher results compared to the same period in 2016. The value of the existing income producing assets AFI Cotroceni, AFI Ploiesti and the 5 office buildings of AFI Park increased by 7.5% to €735 million according to the valuation performed as of September 30, 2017.

Real estate developer AFI Europe Romania announced the start of the leasing campaign for the AFI Park Brasov Class A office project. The company is already in advanced discussions with two potential tenants to occupy 4,000 sqm GLA in the first office tower developed in AFI Park Brasov.
