The branded residences segment continues to gain traction across Central and Eastern Europe, as developers increasingly combine hospitality services, premium architecture and lifestyle-driven real estate concepts into hybrid destination projects. In Romania, one of the newest developments following this direction is Jakob Sonne Resort, a premium mountain resort currently under development by Skyline Europe in Poiana Brașov.


Positioned in the centre of Romania’s best-known mountain resort, the project aims to bring the branded residences model closer to international hospitality and alpine resort standards already established in destinations such as Switzerland, Austria or Belgium’s luxury coastal markets. The development combines private holiday residences with hotel-operated units and integrated hospitality facilities, targeting both lifestyle buyers and long-term investors.

The development, spanning two hectares in the heart of Romania's most prominent ski and leisure destination, will ultimately comprise five distinct buildings and a full suite of five-star hospitality amenities, targeting both end-users seeking a premium holiday home and investors drawn to the managed rental model.

Construction has been phased in line with the specific geotechnical requirements of the mountain site, with earthworks and internal road infrastructure already completed during the initial stage. Building D is currently the most advanced structure on site, while development continues progressively across the resort in line with the project’s long-term vision.

Jakob Sonne has been recognised and awarded for its architectural concept, a testament to the project's commitment to innovative design, premium materials and exceptional attention to detail.

Architect behind Romania's tallest building takes on the Carpathians

What differentiates Jakob Sonne within Romania’s emerging premium mountain real estate market is its strong architectural positioning. 

The project was designed by Austrian architect Franz Janz, practising through Vienna-based Hoffmann-Janz Architekten ZT GmbH, known internationally for large-scale contemporary developments and recognised in Romania for landmark projects such as Sky Tower and the masterplan concept behind Floreasca City Center, which includes Promenada Mall.

Janz’s architectural approach focuses on the relationship between natural landscapes, light, materials and structural clarity, elements that become particularly relevant in resort-driven branded residences, where buyers increasingly seek more than a conventional second home. Across Europe, branded residences have evolved from purely hospitality-affiliated products into curated lifestyle ecosystems where architecture itself becomes part of the project’s identity and long-term value proposition. For Jakob Sonne, these principles translate into a mountain setting: five buildings conceived to respond to the topography of Poiana Brașov while delivering the spatial quality and material consistency expected of premium branded residences.

What branded residences means in a Carpathian context

Jakob Sonne Resort is structured around a model that is well-established in Alpine and coastal luxury markets but remains relatively rare in Romania. Buildings A, C and D will offer privately owned holiday residences, while Building B will operate under a hotel management scheme, allowing owners to place their units in a rental pool. Building E will function as a dedicated five-star hospitality facility, providing services, including indoor pools, spa, restaurant, bar, business centre, fitness and padel courts, that are accessible to all residents and guests across the complex.

This integrated model, where individual ownership is supported by professional hospitality operations and shared amenity infrastructure, is the defining characteristic of branded residences as a product category. It addresses a gap that has existed in Romania's mountain real estate segment, where supply has historically ranged between unmanaged private chalets and standard hotel rooms, with little in between for buyers seeking institutional-quality management of a second home.

Romania is also becoming increasingly relevant in this context. According to the National Institute of Statistics, mountain tourism and premium leisure destinations recorded significant growth in recent years, while Poiana Brașov remains one of the country’s strongest year-round resort destinations, generating over 1.3 million overnight stays annually. This growing demand has created room for higher-end developments aimed at buyers looking for experiential real estate assets rather than purely speculative acquisitions.

The rise of branded residences across Europe is increasingly blurring the line between hospitality and residential development, with projects now evaluated not only through location and amenities, but also through architectural authorship, operational standards and the ability to create a distinct destination identity. In this context, Jakob Sonne stands out within the broader CEE market as an early-stage example of architect-led, hospitality-integrated branded residences in a leisure destination, a product category that has already generated significant transaction volumes and price premiums across established Alpine markets in Western Europe and is now beginning to gain traction in Romania and other emerging resort destinations.

Skyline Europe's portfolio in Belgium demonstrates consistently high occupancy rates, reported at 98% across its urban residential assets, a metric the developer points to as evidence of demand-driven project selection and management quality. The company is simultaneously developing a comparable premium resort in Knokke, the exclusive Belgian coastal resort sometimes referred to as the Monaco of the North. Skyline Europe is a Belgian family-owned developer with over four decades of experience in residential and commercial real estate across major European cities. The company entered the Romanian market through Jakob Sonne Resort, bringing with it an operational track record in high-occupancy urban residential developments, including properties in Brussels, Wilrijk, and Roeselare.

  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.

Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.

Green finance becomes the new rule for Romanian real estate

Sustainability criteria are playing an increasing role when banks finance real estate projects in Romania, while buildings that meet green finance standards can obtain better terms. These are the findings of a study carried out by Colliers on the local market, based on responses from four commercial banks, which together hold more than half of the Romanian banking system's assets, and two multilateral development banks active in the real estate sector. The clearest rule identified for new buildings is the NZEB-10% standard, applied by all institutions analysed. All six require the primary energy demand of a new building to be at least 10% below the national NZEB threshold, and a project that does not meet this standard may still be financed, but the loan will generally not be classified as green finance.
