JLL has provided space for 2 new branches of the international provider of co-working offices Spaces. In November this year, Spaces open in the low-energy building Nile House in Karlín, where they will occupy more than 3,500 sqm. One month later, they will take over 3,300 sqm in the SmíchOFF office building in Prague 5. At the same time, Spaces announced its first location in Hungary. The co-working operator will move into GTC White House in Budapest in Q4 2019. CBRE acted as adviser to the deal.


Two new locations in Prague
 
“In the case of flexible spaces, the most important factor is the location and range of services in the neighbourhood. In addition to the most popular Prague 1, where Spaces will open its first branch soon, Prague 5 and 8 are also very attractive thanks to the excellent accessibility and range of services in the area. Therefore, opening new branches in this part of the city is a logical choice,” said Marta Kadlecová from JLL Tenant Representation department.
 
After Romania and Poland, the Czech Republic is now the third country within the CEE region where Spaces will open its branch. More than 3,000 office centres are now operating in 120 countries worldwide making it the world's largest operator of this kind of service.
 
"Thanks to opening new premises in the Nile House and SmíchOFF, altogether, Spaces will offer 4 centres in Prague. Together with Albatros and Parkview branches, Spaces will offer 15,000 square meters to all those looking for an inspiring work environment. We confirm the market leader position not only worldwide, but also within the Czech Republic and we will continue to expand. Thanks to the enormous interest in shared offices and coworking, at least one flexible workspace centre from the IWG Group opens on average every day somewhere in the world. Over the past few years, we have successfully built a network of nearly 3,500 centres for the use of our client," said Karel Pelán, Country Manager IWG for Czech and Slovak Republic.
 
In 2019, JLL expects a 67% increase in the number of flexible offices in Prague compared to the previous year.
 
First location in Hungary
 
IWG has selected Budapest’s GTC White House to host the first Spaces co-working office in Hungary. In mid-March 2019, IWG Hungary signed a lease agreement for 3,500 sqm in the LEED Platinum certified office building. Completed in June 2018, the 21,500 sqm landmark building on Váci út office corridor is now fully leased. Spaces will be rolled out at GTC White House in Q4 2019. CBRE acted as adviser to the deal.

New leases

  • Palas Campus, Romania's largest office building, is set to host the new regional hub for BCR starting this autumn. The HQ will occupy a surface area of approximately 1,000 sqm and will serve clients from the local county and adjacent regions.
  • Teva Pharmaceuticals has relocated its offices to Budapest-based Corvin Skypark. The deal covering 653 sqm was brokered by iO Partners.
  • Nowy Styl, a European leader in office furniture solutions, has signed a lease extension at the Oxygen Park office complex. The tenant occupies approximately 550 sqm within the project.

New appointments

  • NEPI Rockcastle has nominated Zelda Roscherr as an Independent Non-Executive Director. Roscherr will stand for election at the Annual General Meeting (AGM) in May 2026. André van der Veer, currently an Independent Non-Executive Director, will retire at the conclusion of the AGM and will not seek re-election.
  • Panattoni has promoted Nick Cripps to the position of Head of International Capital Markets for Europe, the UK, the Middle East, and India. Based in London, Cripps is tasked with leading the firm’s global capital markets strategy across 18 diverse markets. He joined Panattoni five years ago as Head of UK Capital Markets.
  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.

Optimism prevails in CEE real estate as geopolitical risk looms large

CEE's real estate market enters the second quarter of 2026 in a mood of measured confidence. According to Property Forum's survey of nearly 200 real estate professionals from across the region, the majority expect either stable but selective deal flow or a moderate recovery in transaction activity over the next 12 months.
