Accolade Fund to reach 500,000 sqm portfolio size

At the end of September or in early October, the Accolade Fund will exceed the symbolic mark 500,000 sqm of fully occupied rental space for light industry, e-commerce and logistics. This will move the Fund closer to another magical mark: CZK 10 billion worth of properties under its management. If all pending transactions are taken into account, the Fund’s rental property portfolio will increase to 515,000 sqm, worth in total €351.5 million, which is more than CZK 9 billion.

The boom of Poland’s industrial market is not over yet

At the end of H1 2018, there was more than 2.13 million sqm of warehouse and industrial space under construction across Poland with Central Poland accounting for more than one-fourth of the development pipeline, according to Cresa. Despite the healthy supply, the vacancy rate will remain below 5% this year and is likely to edge down to approximately 4% next year on account of a base effect and the expected robust occupier demand.

Six cities dominate Romania’s logistics market

The local industrial and logistics stock exceeded the 3 million sqm threshold, reaching 3.12 million sqm at the end of H1 2018, according to Romania's Industrial & Logistics Market H1 2018 report by Cushman & Wakefield Echinox. Almost 90% of the current stock is concentrated in Bucharest and in five other cities - Timisoara, Cluj-Napoca, Ploiesti, Brasov and Pitesti.

New leases

  • mBank, the digital banking company in Poland, has decided to relocate its largest corporate branch in Lower Silesia to the Infinity office building in Wrocław. The company will occupy nearly 1,300 sqm on the fourth floor of the building. The tenant will move into the development owned by Avestus Real Estate and Alchemy Properties in January 2027.
  • GSP Global Solutions Provider has further expanded its cooperation with CTP by leasing an additional nearly 7,000 sqm in CTPark Budapest Vecsés on a long-term basis.
  • Lighting solutions provider Luxiona has secured 430 sqm of office space at the Warsaw-based Greenwings Offices complex. The site will serve as the company's Polish HQ and a dedicated showroom for its lighting range. Axi Immo represented the tenant in the transaction.

New appointments

  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
  • CPI Property Group is strengthening its leasing structure with the appointment of Agnieszka Baczyńska as Head of Leasing. In her new role, she will be responsible for shaping and executing the leasing strategy across the group’s office and retail portfolio in Poland. At the same time, Izabela Potrykus has been appointed Leasing Office Director. Baczyńska brings more than 20 years of experience in the commercial real estate market. Prior to joining CPI Property Group in 2022, she served as International Leasing Director at Neinver Polska.
