Developer 7R has signed an agreement for a BTS warehouse facility for Hultafors Group, a leading Swedish company that provides a number of premium brands, such as Snickers Workwear, Hultafors Tools and Solid Gear, to professional craftsmen all over the world. The project, located in Goleniów (North-Western Poland), will be the country’s first A-class automated warehouse which uses the AutoStore system.  


7R’s warehouse facility in Goleniów will be a design & build project and will offer approx. 30,000 sqm of usable space. 

“The A-class BTS development, equipped with the AutoStore system for the Hultafors Group, will be constructed according to our eco 7R Green concept. This approach primarily focuses on maximizing energy efficiency through the use of modern solutions, such as photovoltaic panels and sockets for charging electric cars,“ says Karol Górnicki, BTS Leasing Manager at 7R.

This fully automated warehouse will be utilizing advanced robot technology. This type of specialized facility must meet demanding international fire safety standards. 

“We were looking for a partner who would support us in creating a modern warehouse in Poland with a focus on sustainability. The location in Goleniów is an excellent choice for the distribution of our portfolio of brands to customers all over Europe,” says Nicklas Axell, Group Logistics Director at Hultafors Group.

The building will receive a BREEAM “Very Good” certificate. It is planned to be commissioned for use by February 2021.

“In January 7R set up a new team that is specifically focused on BTS projects. Our experts carefully analyzed Hultafors Group’s logistic requirements and challenges. We were able to quickly provide an innovative warehouse building concept, which was customized to our client’s specific needs”, adds Maciej Krawiecki, Head of Leasing at 7R.

The real estate advisor for Hultafors Group was CBRE.

The new facility will integrate warehouse operations with modern office space and a dedicated showroom for product presentations, corporate meetings, and technical training.

New appointments

  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
  • CPI Property Group is strengthening its leasing structure with the appointment of Agnieszka Baczyńska as Head of Leasing. In her new role, she will be responsible for shaping and executing the leasing strategy across the group’s office and retail portfolio in Poland. At the same time, Izabela Potrykus has been appointed Leasing Office Director. Baczyńska brings more than 20 years of experience in the commercial real estate market. Prior to joining CPI Property Group in 2022, she served as International Leasing Director at Neinver Polska.
