Warehouse costs increased on average by 8.4% globally and by 6.7% in Europe, with Prague being an outlier, recording an increase of 35.8% in a year due to exceptionally low vacancy. The nationwide vacancy rate fell back to 1.4% in Q2 2022 and this is the lowest level in the market´s history, says Savills in its latest report.

UK-based commercial property fund manager and investor First Property Group concluded the sale of Tureni Logistic Warehouse, with a total area of about 8,300 sqm, in a deal brokered by real estate consultancy company Colliers.

The warehouse sector in Poland remains in good shape after the first half of 2022. The market continues to see high tenant activity (3.7 million sqm; +12% y/y), generated mainly by e-commerce, retail chains, and logistics companies. At the end of June this year, developers delivered another 1.8 million sqm (+64% y/y), with the market still facing a shortage of vacant space. The high absorption rate is influencing decisions to start new investments. The result of 5.6 million sqm (+56% y/y) of projects currently under construction is the highest value recorded in the history of the entire sector. Bufab Hungary Kft, a subsidiary of Swedish-based Bufab Group leased nearly 2,000 sqm of warehouse and office space in LogiCube Park in Biatorbágy, near Budapest. 

Prologis is starting construction of a 46,000-sqm speculative distribution facility at Prologis Park Wrocław III. The new building will comprise of warehouse and production space.

CTP has started the development of a new industrial project in Arad with a leasable area of around 100,000 sqm. CTPark Arad West will be the third project owned by CTP in the city. 

Developer Panattoni is going to build a new large hall for 700 workers of the automotive industry in the Panattoni Park Pilsen West II. The hall will be custom-made for the American company Shape Corporation and the hall should be finished in the first half of 2023, says Colliers who negotiated the deal that was one of the largest in the first half of this year. 

According to a report prepared by Newmark Polska, at the end of the second quarter of 2022, Poland’s total warehouse and industrial stock amounted to over 26.1 million sqm, representing a 19.5% increase on the same period in 2021. New supply in the first half of the year surpassed 2.4 million sqm, of which close to 53% was delivered in the first three months, marking the best quarterly result in the history of the Polish market.

DHL Supply Chain has begun the construction of a logistics facility in Gorzów Wielkopolski with a planned total area of 110,000 sqm.

Panattoni has leased out 17,000 sqm in Lublin to Stella Pack, one of the largest distributors of chemical cleaning products and a producer of hygiene products. The leasing agreement was brokered by consultancy BNP Paribas Real Estate.
