Panattoni is extending the Panattoni Park Wrocław Logistics South Hub. The first stage comprising 120,000 sqm of speculative space has been fully commercialised during its construction. The developer is now to build a further 90,000 sqm on the same basis to be delivered in Q3 this year. 


Already, giants of e-commerce and logistics have come to Panattoni Park Wrocław Logistics South Hub. SHEIN is to employ around 2,000 people and lease an area of 55,000 sqm. The company is to serve a large part of Western Europe from the town of Magnice. Meanwhile, DSV has leased as much as 75,000 sqm.

In response to the huge interest in the location, Panattoni is to launch the next stage of the development located in Magnice within the next few weeks. The developer is to start on the construction of 90,000 sqm of speculative space to be delivered in October this year. The development is to be suited for different uses including production, e-commerce and omnichannel operations as well as logistics and warehousing. 

“Our development in Magnice has all the benefits offered by Lower Silesia – an area with the potential to serve most European markets, a region that has a superb business climate and also a population of almost 3 million people. Moreover, Wrocław ranks number three in the Indeks Akademickości Miast [Academic City Index] ranking, which assures a steady influx of skilled labour. From Lower Silesia, companies can serve up to 100 mln customers in a single day so we are sure that tenants will soon be found for the latest stage of Panattoni Park Wrocław Logistics South Hub”, says Damian Kowalczyk, Development Director at Panattoni.

Solar panels are to be installed on the roof and in front of the centre, a green relaxation area for workers is to be created. They will also be able to use electric vehicle charging stations as well as spaces reserved for carsharing. All of these solutions have resulted in a BREEAM certification of Excellent, which is intended to help tenants fulfil the requirements of the EU taxonomy and assist them in pursuing zero emissions.

Lower Silesia is a motor driving the growth of Panattoni’s portfolio. The developer has already delivered almost 2.1 mln sqm in the area and a further 200,000 sqm remains under construction. In the second quarter of this year, the developer is to begin construction work on two buildings with a combined area of 160,000 sqm as part of the Wrocław Campus project. The park is already being used by giants from the logistics, e-commerce and automotive sectors and its location is attractive being near the S8 expressway as well as the Wrocław Południe junction on the A4 motorway. Buildings owned by Amazon can also be found in the vicinity while Korea’s LG also has a complex near Wrocław, which includes the largest factory in Europe of lithium-ion batteries for the automotive industry.

New leases

  • Cordon Electronics, a specialist in electronics and advanced technologies, has renewed its lease agreement at MLP Pruszków II, in the immediate vicinity of Warsaw. The company will continue to occupy a total of 7,770 sqm of modern space, a footprint that includes 458 sqm dedicated to office operations.
  • mBank, the digital banking company in Poland, has decided to relocate its largest corporate branch in Lower Silesia to the Infinity office building in Wrocław. The company will occupy nearly 1,300 sqm on the fourth floor of the building. The tenant will move into the development owned by Avestus Real Estate and Alchemy Properties in January 2027.
  • GSP Global Solutions Provider has further expanded its cooperation with CTP by leasing an additional nearly 7,000 sqm in CTPark Budapest Vecsés on a long-term basis.

New appointments

  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
  • CPI Property Group is strengthening its leasing structure with the appointment of Agnieszka Baczyńska as Head of Leasing. In her new role, she will be responsible for shaping and executing the leasing strategy across the group’s office and retail portfolio in Poland. At the same time, Izabela Potrykus has been appointed Leasing Office Director. Baczyńska brings more than 20 years of experience in the commercial real estate market. Prior to joining CPI Property Group in 2022, she served as International Leasing Director at Neinver Polska.

European Logistics Investment (Eli) has finalised a lease renewal and expansion at its Warsaw Airport Park in Janki with Rohlig Suus Logistics.
