For a long time, the logistics and industrial market in Croatia has been overlooked by real estate developers, despite the country’s strategic geographical position, proximity to major European markets and developed, high-quality road network, as well as direct access to sea routes. Recent project completions and commencements, with a strong pipeline and the arrival of international developers, suggest that winds are changing, and Croatia could become a very attractive logistics market.

7R Park Wrocław West II has been granted a valid building permit. This is another development in the Lower Silesian Voivodship to be invested in by 7R. The facility will be built in Kąty Wrocławskie. Ultimately, it will provide nearly 44,000 sqm of class-A logistics and production area.

BTS warehouses are very popular with logistics companies and retailers, and e-commerce in particular, where time is of the essence. That’s why locations with convenient transport connections and proximity to motorways or expressways are clearly favoured. Jakub Kurek, Head of Industrial and Warehouse at Newmark Polska described the advantages and challenges of BTS facilities in the warehouse market.

Panattoni takes on another development for ESA Logistika in the Radzymin area. One of the leading logistics operators in the CEE region is to take up 30,000 sqm from the beginning of 2023.

Panattoni has completed an investment in the Warminsko-Mazurskie province. Almost all of Panattoni Park Elbląg's space has been leased to Flex, a global supplier of equipment and technology. The facility is also used by the courier network DPD Polska. 

Industrial and logistics developer CTP has announced the expansion of CTPark Bucharest South through the construction of a new warehouse set to almost double the total leasable area of the project to around 150,000 sqm. 

The Slovak industrial market slowed down slightly due to still rising energy prices and other costs. Developers are more cautious with new constructions and so are foreign investors. This will give an opportunity to local developers and larger companies with a stable background. At the beginning of 2023, 108 Agency Slovakia expects a cooling down of the market.

In Q3 2022, the Czech industrial market grew at a faster pace than at any time previously, adding 511,100 sqm of new modern industrial space to the market. The market stock overtook the level of 10.65 million sqm, further expanding after breaking the 10 million sqm milestone in H1 2022. The vacancy rate decreased to 0.99% for the first time in recorded history, plunging the national average just below 1% of all available space on the market, says Colliers.

C. Hartwig Gdynia, a leading Polish freight forwarding company of the global Rhenus Group, has expanded its lease to occupy a total of 16,100 sqm of warehouse and office space in the Pomeranian Logistics Centre. The tenant was represented during lease negotiations by real estate advisory firm Newmark Polska.

Panattoni Park Teplice South in the industrial zone in Hostomice has reported full occupancy. The last vacancies in the Panattoni Park Teplice South complex will be filled by international logistics companies Maersk, Raben and the manufacturing company Exyte. The park was developed by Panattoni with Accolade as the investor.
