IAD Investments has bought almost 80 hectares of land from Valaliky Industrial Park for the construction of an industrial park for suppliers of the Volvo car company near Košice, Eastern Slovakia.

NewCold, specialized in automated and cold chain international logistics, has entered the Romanian market through a 9-hectare land plot acquisition from WDP in northern Bucharest, for an undisclosed sum. The land is located close to the new A0 ring road of Bucharest.

CTP has leased an additional 10,000 sqm at its CTPark Warsaw South to Polish logistics operator TAS Logistyka sp. z o.o. It will now occupy 25,000 sqm of warehouse space, an increase of 67 per cent on the original space leased.

Panattoni has fully commercialised City Logistics Kraków Airport II, its latest project in Małopolska. A second tenant has been found for the development completed in July this year and is to take up 20,050 sqm.

The share of residential transactions in Prague within total investment volumes has been increasing since 2023, according to Savills' Rental Housing in Prague report. In the first half of 2024, it reached almost 18%, equivalent to €158 million.

Over H1 2024, the office stock in the CEE region grew by 213,000 sqm, with the largest increase recorded in Budapest (78,300 sqm). The majority of the markets still experience subdued construction activity as vacancy rates remain higher than 10%. The development pipeline is largely dependent on pre-lease agreements, with a limited number of speculative starts. The only exception is Prague, where the under-construction volumes nearly doubled as compared to the end of 2023. The overall vacancy rate in the CEE capitals recorded a minimal increase over H1 2024 and stood at 11.6%, against 11.5% in Q4 2023. Muted construction activity will push the overall vacancy rate downwards in the mid-term. A decrease in availability will be more prominent in the prime market segment as occupiers follow „fly to quality” trend.
