The Prague Development Company (PDS) has submitted a regular market valuation of its real estate portfolio in Prague of 757,000 sqm of urban land intended primarily for residential construction. 

Developer activity in the Warsaw office space market is progressively increasing. More than 70,000 sqm finished by the end of September 2024 and around 280,000 sqm under construction in the coming years demonstrate that investors and developers are moving the industry forward. Take-up stays steady at roughly 490,000 sqm in Q1-Q3 2024. Axi Immo summarizes the present condition in the capital's office market. 

According to Savills European Office Occupancy Rates Report, Prague has, for the first time since the pandemic, surpassed the 60% threshold for physical office occupancy, reaching 61% in October this year.

In Q3 2024, we observed a clear revival in the Polish investment market. According to a report published by Newmark Polska, in the third quarter of 2024, both leasing and development activity on the Warsaw office market remained largely consistent with the levels recorded in the previous quarter. Office take-up, previously dominated by renewals, saw a notable increase in pre-lets which accounted for 22% of the total leasing volume. Meanwhile, Warsaw’s vacancy rate continued its downward trend observed since the beginning of the year.

Experts from Cushman & Wakefield note in their latest report that the residential sector in Poland is developing ESG strategies focused on environmental aspects. However, PRS and co-living investors are also undertaking community-oriented initiatives.

Panattoni has been granted a loan for the development of a new distribution centre for a large retailer. The €36.5 million loan was granted by BNP Paribas. The BTS centre is to be built in Szczecin and will comprise an area of over 54,000 sqm.

Meta Estate Trust has invested in a plot of land near Victoriei Square in central Bucharest, where it plans to develop a building that will be leased to a chain of private medical clinics.

Square 7 Properties and Mitiska REIM have inaugurated Pitești Shopping Park, a new shopping center located in the northern area of Pitești, following an investment of €19 million.
