Developer YIT, together with family office One Family Office, has completed the acquisition of DH Towers, which owns land in the Zelený pruh area of Prague 4. The companies plan to build a mixed-use project on the site, with construction expected to begin within about three years.
"This acquisition is a logical continuation of our development in an area where we are already preparing the residential project Lumo Braník. It will be built on the site of the existing Kuta Centrum office complex and will provide around 152 flats. On the DH Towers land we plan to build residential housing combined with commercial space. By connecting the neighbouring plots, we now have the opportunity to address the location, which lies near a future metro D station, comprehensively," explains Marek Lokaj, General Director of YIT Czechia. According to him, the project will follow current trends in urban planning. "Our aim is to replace 1970s office buildings with an environment based on the principle of the so-called fifteen-minute city — a place where people have housing, services, shops, jobs, leisure activities and good public transport within walking distance. We consider this the future of urban living," he adds.
YIT's partner in the joint venture and the planned transformation of the area is One Family Office. "Our cooperation with YIT proved itself in preparing the Lumo Braník project, and the acquisition of DH Towers is a natural continuation of our shared strategy to invest in locations with long-term development potential. We believe that combining the experience of both partners will create a project that benefits not only future residents but also the wider area," says Jaroslav Havel, Founder and Managing Partner of the Czech-Slovak One Family Office.
YIT Czechia has completed 38 residential projects in the Czech Republic and currently has five under construction, with around 750 flats, with the Virta Kladno development of roughly 750 units to follow.
