A consortium of BNP Paribas Bank Polska and Bank Pekao has issued a €160 million investment credit to refinance Mennica Towers, a premier office complex in Warsaw. The transaction marks a strategic shift for the asset, as Mennica Polska has now assumed 100% ownership of the development following the deal.
The investment is fully leased by tenants - the Eastern Tower houses mBank's headquarters, while the entire Western Tower is occupied by WeWork. The structure based on long-term contracts with institutional tenants ensures high income stability for the property.
The complex stands out in the market with the highest standards of sustainable development. It holds a BREEAM certificate at the highest "Outstanding" level - as one of the first office buildings in Poland. Thanks to the highest environmental standards, the property meets the criteria for green credit financing. The building is equipped with advanced management systems, a double-skin facade, solutions that reduce energy and water consumption, electric vehicle charging stations and extensive bicycle infrastructure.
"Refinancing at the level of €160 million is for us a clear confirmation of the market value of this building and its position among the best office assets in Poland," says Katarzyna Budnicka-Filipiuk, CEO of Mennica Polska.
"The realisation of refinancing is also the result of professional and effective cooperation of teams of many people involved in the project both on the side of Mennica and on the side of the banks forming the consortium," emphasises Andrzej Stefaniuk, Director of Controlling, Deputy CFO of Mennica Polska coordinating the refinancing process. Dieter Lobnig, Director of Investment Banking and Real Estate Financing Department at Bank Pekao, notes that "Mennica Towers is a mature project with an established market position, meeting the criteria for long-term investment financing."
