Ares Management and Slate Asset Management to buy €300 million Polish portfolio

Ares Management Corporation, a leading global alternative investment manager, and Slate Asset Management, a global investor and manager focused on essential real estate and infrastructure, announced that a joint venture between Ares Real Estate funds and Slate has agreed to acquire a portfolio of 36 properties in Poland from Trei Real Estate, an internationally active developer and asset manager. The portfolio is valued at over €300 million.

Trei completes 330 apartments in Poznan rental project

Trei Real Estate has completed the first construction stage of its UP2U rental housing development in Poznan, Poland. The project delivered 330 apartments, with the first tenants moving in October 2025. By 2026, the development will comprise 460 furnished rental apartments totaling 19,300 sqm of residential space, requiring an investment of €51 million.

Development pipeline of Trei Real Estate amounts to €1.9 billion

Trei Real Estate has just presented its mid-year financials for 2023. Despite a difficult market environment for developers, Trei continues its developments of residential real estate in Germany, Poland and the United States as well as of retail real estate in Poland. The development pipeline amounted to a total value of €1.9 billion by 30 June 2022, which represents a drop of c. €100 million since 31 December 2022. The decline is essentially explained by the completion of three retail parks in Poland as well as by the completion and the highly successful sale of the “Atlantic Beach House” residential project in Charleston/South Carolina, whose disposal generated around 35 per cent IRR for Trei. Out of the total development pipeline of €1.9 billion, the residential use class accounts for €1.7 billion while retail developments in Poland account for €200 million.

Trei opens another two Vendo Parks in Poland

Trei Real Estate GmbH just opened another two retail parks of its Vendo Park brand in Poland. The properties are located in Zambrów (Podlaskie Voivodeship) and in Kraków (Lesser Poland Voivodeship). The investment volume adds up to c. €16.4 million. The two retail parks have a combined lettable area of around 11,000 square meters.

Trei raises €40 million in debt funding from BerlinHyp

Trei Real Estate, an international developer and asset manager for residential and retail real estate, has raised €40 million in debt funding from Berlin Hyp mortgage bank. The funds will be disbursed in two tranches: The first tranche in the amount of €27.8 million was paid out in December 2022, with the second tranche in the amount of €12.2 million to follow by December 2023. The loan has a five-year maturity and was collateralized with eight retail parks of the company’s Vendo Park brand in Poland. The properties were completed during the past twelve months or else will be completed in the course of 2023. The debt capital is earmarked for the construction of additional Vendo Parks in Poland as well as for further residential developments in Germany and Poland.

Trei Opens its 32nd Vendo Park in Poland

Trei Real Estate just opened another retail park of its Vendo Park brand in Poland. It is located in Mielec, a small town of around 61,000 residents in the Podkarpackie or Subcarpathian voivodeship in south-eastern Poland. The new Vendo Park has a lettable area of around 7,000 square meters and is occupied by twelve retailers and a supermarket. On the whole, Trei invested c. €11.9 million in the property. As a result, the Vendo Park portfolio of Trei has just increased to a total of 42 retail parks, 32 of which are located in Poland while the others are in the Czech Republic and Slovakia.

Retail parks segment in Poland proves to be stable

Trei Real Estate and Jones Lang LaSalle Poland jointly published a new market report on retail parks and convenience centres in Poland. Here are the key findings: Within the retail sector as a whole, investors focus primarily on retail parks, convenience centres, DIY stores and food markets. Prime yields for high-end retail parks have maintained a stable level between 6.5 and 6.75%. The Polish retail investment market saw five banner years of very strong investment volumes between 2015 and 2019, each achieving a transaction total of €2.0 billion to 2.5 billion. The year-end volumes of 2020 and 2021 were significantly lower at c. €750 million and €1.0 billion, respectively. By contrast, investments in 2022 already stood at c. €760 million by mid-year. Accordingly, Trei and JLL Poland feel optimistic about 2022 as a whole.

Polish retail parks and convenience centers grow very fast

Retail parks and convenience centers emerged as the most resilient retail sector during the COVID-19 pandemic, with customers putting an emphasis on quick and efficient shopping. The development of the Polish retail market continues apace, with the retail park format taking the lead in terms of stock expansion. In H1 2022, developers completed 183,200 sqm of GLA of new retail space, 66% of which was delivered in the form of retail parks and convenience centers dedicated to everyday, quick shopping. However, another 341,700 sqm of GLA is expected to enter the market by the end of 2022, with retail parks accounting for 53% of this total. 2022 could well be another record-breaking year for this segment in terms of space delivered to the market.

New leases

  • Cordon Electronics, a specialist in electronics and advanced technologies, has renewed its lease agreement at MLP Pruszków II, in the immediate vicinity of Warsaw. The company will continue to occupy a total of 7,770 sqm of modern space, a footprint that includes 458 sqm dedicated to office operations.
  • mBank, the digital banking company in Poland, has decided to relocate its largest corporate branch in Lower Silesia to the Infinity office building in Wrocław. The company will occupy nearly 1,300 sqm on the fourth floor of the building. The tenant will move into the development owned by Avestus Real Estate and Alchemy Properties in January 2027.
  • GSP Global Solutions Provider has further expanded its cooperation with CTP by leasing an additional nearly 7,000 sqm in CTPark Budapest Vecsés on a long-term basis.

New appointments

  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
  • CPI Property Group is strengthening its leasing structure with the appointment of Agnieszka Baczyńska as Head of Leasing. In her new role, she will be responsible for shaping and executing the leasing strategy across the group’s office and retail portfolio in Poland. At the same time, Izabela Potrykus has been appointed Leasing Office Director. Baczyńska brings more than 20 years of experience in the commercial real estate market. Prior to joining CPI Property Group in 2022, she served as International Leasing Director at Neinver Polska.
