Companies have signed more new leases agreements and are keen to use ''flex'' spaces before taking up their target office space. The decreasing activity of developers has helped to stabilise the vacancy rate q-o-q, but its high level poses a challenge for landlords. JLL summarizes the Warsaw office market at the end of Q3 2021.

Insurance company Warta has just moved into the skyscraper, developed by Ghelamco near Daszyńśkiego roundabout in Warsaw.

According to “Office Occupier: Office Market in Warsaw”, a report published by Cresa Poland, total leasing volume for the first three quarters of 2021 topped 398,100 sqm, accounting for 51.2% of the annual average for 2015-2020.

The Generation Park Y office building in Warsaw has been awarded the WELL Health-Safety Rating certificate. It is the tenth project of Skanska’s commercial development business unit in CEE region that has been awarded with such a distinction. 

Walter Herz company has been selected as the exclusive agent responsible for commercialization of warehouse, production and office space in OKAM’s investment located on the site of the former car factory at Jagiellońska Street in Warsaw.

The office building Moje Miejsce I, which is part of the multifunctional "destination” project in Warsaw's Dolny Mokotów district, will change its owner. Echo Investment sells it for €47.3 million to an institutional investor operating on the real estate market. The office building is almost fully leased to reputable tenants and has been awarded BREEAM environmental certificate with a Very Good rating.

CEE focused real estate investment manager Adventum has appointed real estate advisory firm Savills as the property manager for its new acquisition Marynarska Point I.

PINK has published figures on the office market in Warsaw for Q3 2021. The data is sourced from advisory companies from the commercial real estate sector (BNP Paribas Real Estate, CBRE, Colliers, Cresa, Cushman&Wakefield, JLL, Knight Frank, Savills) and includes information on modern office stock, new completions, take-up volumes and vacancy rates.

Atrium European Real Estate Limited, an owner and operator of shopping centres and residential for rent properties in Central Europe, announces that it has signed its first two residential transactions, totalling around 650 residential units, located in Warsaw and Kraków in Poland, for €53 million in aggregate. Atrium will invest further into the properties in order to achieve the highest sustainability standards and a BREEAM certification.

Globalworth has signed a preliminary agreement to sell five Warsaw office buildings to 5th Corner – a new investment platform set up by Cornerstone Investment Management and other shareholders. In this transaction, which is valued at around €123 million, the buildings in Globalworth’s portfolio that are to be sold are Nordic Park, Bliski Centrum, Batory Building I, Company House I and Warta Tower.
