In the first quarter of 2025, Warsaw’s modern office stock reached 6.28 million square metres. Only one new project was delivered during this period - the CD Projekt HQ in the East office zone, contributing 5,600 sqm of new supply. The total office space under construction or renovation amounted to approximately 210,000 sqm. Gross demand reached 160,500 sqm, while the vacancy rate slightly decreased to 10.5 per cent quarter over quarter, say experts from Avison Young.

The cornerstone-laying ceremony at City Point Okęcie marked the official launch of the construction of the project. The event also provided an opportunity to formally announce Welcome Airport Services as the sole tenant of the warehouse. Jointly developed by Peakside Capital Advisors and Partners Group, the 11,000 sqm project incorporates sustainable construction practices alongside advanced technologies in energy efficiency and water management. The facility is scheduled for completion in the third quarter of 2025.

The flex office provider New Work is set to open a new location in the Metron office building in Warsaw. The eighth floor of the building will be operated by New Work under a management agreement in a partnership model with the property co-owners, Alides and Aya Properties Fund. The negotiation process was supported by Axi Immo.

Syrena Real Estate has sold its first PRS project at 171 Wolska Street in Warsaw. The new owner is the Belgian company Xior Student Housing NV. The transaction value was €12 million, making it the second successful sale of a stabilised PRS project in Poland.

Prologis has acquired from P3 a logistics park in the Warsaw region. Prologis Park Grodzisk spans nearly 70,000 square meters across four warehouse buildings, strategically located 35 kilometres from Warsaw. The price has not been disclosed.

Martley Capital has completed the sale of Mazovia Plaza, an office building located in the Praga Północ district of Warsaw. The buyer and the price have not been revealed.

The CEE Student Housing Fund of 1 Asset Management has secured a project finance loan of over PLN 150 million from mBank S.A. The financing will support the transformation of 21,000 sqm within the A-class Lipowy Office Park, located in Warsaw’s Ochota district, into coliving spaces tailored for young professionals and students.

Car commuters to the Warsaw office district in Służewiec Przemysłowy have received an unexpected gift. Thanks to the cooperation of the owners of office buildings and the activists from the association ‘Lepszy Służewiec’, the often congested intersection of Postępu and Marynarska streets has been rebuilt. As a result of the changes, its capacity has increased by as much as 43 per cent.

Polish food producer and wholesale and retail supplier Janex has leased approximately 11,700 sqm of new space at MLP Pruszków II. The company will launch its second, and simultaneously twice as large, facility in the new building at this logistics park. According to the plan, the tenant can use the additional space starting in April 2026.

Developers remain hesitant to build warehouses speculatively in locations near Warsaw. Meanwhile, companies looking to expand there expect greater choice and flexibility in negotiations. This impasse is likely to be broken by projects now breaking ground in the region, according to experts from the Industrial and Warehouse Department of Newmark Polska.
