Media Expert logistics centre in Łódź officially opens

Representatives from Panattoni and Media Expert, the owner of several hundred electronics stores in Poland, together with Hanna Zdanowska, the mayor of Łódź, on Friday - September 2nd - formally opened the latest section of the Media Expert logistics centre within the Central European Logistics Hub. Two buildings with an area of 160,000 sqm, one of which has just been handed over for use and the other to be completed within a year, have been connected to Media Expert’s pre-existing building to create a nationwide distribution complex. Together, the three buildings take up 232,000 sqm and are to provide employment for around 1,000 people. The total area leased by Media Expert from Panattoni across the Łódź region already comes to over 270 000 sqm with a further 35,000 sqm under construction.

The industrial and logistics market has not been directly influenced by the Ukrainian war, but inflation, rising interest rates and changes to our supplier-customer relationships are affecting it indirectly, says Accolade Group CEO Milan Kratina. Prague is an outlier in warehouse costs and rents

Warehouse costs increased on average by 8.4% globally and by 6.7% in Europe, with Prague being an outlier, recording an increase of 35.8% in a year due to exceptionally low vacancy. The nationwide vacancy rate fell back to 1.4% in Q2 2022 and this is the lowest level in the market´s history, says Savills in its latest report.

Polish warehouse market hits new record

The warehouse sector in Poland remains in good shape after the first half of 2022. The market continues to see high tenant activity (3.7 million sqm; +12% y/y), generated mainly by e-commerce, retail chains, and logistics companies. At the end of June this year, developers delivered another 1.8 million sqm (+64% y/y), with the market still facing a shortage of vacant space. The high absorption rate is influencing decisions to start new investments. The result of 5.6 million sqm (+56% y/y) of projects currently under construction is the highest value recorded in the history of the entire sector. MLP Group’s investment portfolio reaches PLN 4.2 billion

MLP Group's financial condition remains strong, as demonstrated by its reported H1 2022 performance figures. In the first six months of the year, the Group’s net asset value (NAV) went up 26%, to PLN 2.3 billion. The value of its investment properties rose 25%, to more than PLN 4.2 billion. Consolidated revenue increased 26% y-o-y, to PLN 123.2 million. Net rental income, on the other hand, rose 22% y-o-y, to PLN 90.4 million. Operating profit rose 181%, to PLN 577.2 million. For the first half of this year, MLP Group posted PLN 433.9 million in net profit, an over 2.5-fold improvement (+161%) relative to the same period last year.

Warehouse supply to lag behind demand in Poland

According to a report prepared by Newmark Polska, at the end of the second quarter of 2022, Poland’s total warehouse and industrial stock amounted to over 26.1 million sqm, representing a 19.5% increase on the same period in 2021. New supply in the first half of the year surpassed 2.4 million sqm, of which close to 53% was delivered in the first three months, marking the best quarterly result in the history of the Polish market.

New leases

  • Two more brands have joined the ranks of tenants at Galeria Copernicus in Toruń: Żabka (60 sqm) and the pet shop Aquael ZOO (170 sqm).
  • The company PKB Inwest Budowa has announced that the retail chain Lidl Polska will be a tenant of the newly developed Retail Park in Garwolin. The investment will include the construction of 3 buildings with a total area of 11,045 sqm. GLA. One of of them with an area of over 2,100 sqm will be occupied by a Lidl Polska shop.
  • Peek & Cloppenburg has chosen the Szczecin Galaxy shopping centre to make its debut in West Pomerania in Poland. The brand's only shop in this part of the country will be almost two thousand square metres in size.

New appointments

  • Angelika Majkowska has taken up the position of HR director at Apsys Poland. Angelika, who has been with the company since 2013, will be responsible for complex HR policies in an organisation with a structure involving more than 19 teams in various locations.
  • Filip Krstičević is joining iO Partners in Zagreb as Regional Manager, focusing on leasing and land deals across the region. With a strong track record of acquiring land sites and developing residential and commercial properties in both Croatia and Australia, Filip is well placed to support international investors entering the Croatian market.
  • The Management Board of Globe Trade Centre S.A. has announced that on 18th of March, 2024 the company accepted Barbara Sikora's decision to resign from the company's authorities.
