The Polish warehouse real estate market has slowed after a record period of growth that was achieved during the pandemic. Gross demand for warehouse space in Poland for Q1 2023 totalled more than 982,000 sqm, a 35 percent year-on-year drop and an 18 percent decline compared to the five-year average. According to JLL's analysis, however, Q1 2023 was better than the corresponding periods in 2019 and 2020. Most of the new demand was in Poland's major logistics regions.

Panattoni has started the construction of Panattoni Park Poznań East II with an area of approximately 35,000 square meters. The project will be financed by Santander Bank, allocating a sum of €18 million.

European businesses have for years been shifting manufacturing to remote locations, targeting Asia Pacific in particular. Recent global turmoil has, however, disrupted supply chains, revealing the length and complexity of processes enabling the sourcing, transport and consumption of various products. Furthermore, the growing significance of sustainability is compelling companies to rethink their business strategies. This is naturally shifting the focus of business to nearshoring and… to Poland. Cushman & Wakefield estimates that warehouse occupancy and operating costs in Poland are even over 50% lower than in some Western European countries.

The largest online perfume and cosmetics store in Europe has leased over 28,000 sqm of warehouse space in MDC2 Łódź South Park.

Warehouse deliveries in Poland reached a historic high in the first quarter of the year, reveals the latest report from Cushman & Wakefield. Despite occupier activity remaining on a downward trend, Poland is still one of the fastest-growing warehouse and logistics markets in Europe.

According to the report prepared by Newmark Polska, the first quarter of 2023 was dominated on the Polish warehouse and industrial market by the number two. Warehouse deliveries totalled almost two million sqm and close to two million sqm of warehouse space was available for immediate occupancy. There is just over two million sqm under construction, while Poland’s overall vacancy rate is now at its highest in over two years.

MLP Group has just launched a project to expand the MLP Bucharest West logistics park. The new building of about 16,000 sqm, being developed on a speculative basis, is scheduled for completion by the year’s end.

Panattoni has completed the construction of the sixth building in the K-FLEX production and storage centre in Uniejów and together with the client has held the formal opening ceremony. With the newly completed 33,000 sqm of warehouse space, the complex in Uniejów now comprises more than 100,000 sqm

MLP Group has established a relationship with the German banking institution Aareal Bank AG, whereby the latter has committed funds of over €63.5 million. The borrowed funds will be applied to refinance the MLP Poznań West project and to finance new investment projects undertaken by the MLP Group.

Panattoni continues to grow its portfolio of urban centres in Warsaw. The company has begun construction of City Logistics Warsaw IX next to the junction of ul. Utrata and ul. Zabraniecka in the city’s Targówek Fabryczny district, and the value of the investment will amount to €19 million. Half of the space is to be occupied by Inter-Mlecz, a distributor of some of the biggest grocery brands. The company is to move its current operations without disruption from a nearby location.
