P3 Logistic Parks has acquired a 30-ha plot of land in Dachowa near Poznań. The site will become the new P3 Poznań III park, which will enrich the developer’s current portfolio in the Wielkopolska region.

MLP Group has purchased an additional 6 hectares of land adjacent to the MLP Poznań West logistics centre. This will allow the construction of another 30,000 sqm of warehouse space. As a result, the target space of the complex has increased to more than 170,000 sqm. The existing plot of land has already been fully developed, with all facilities 100% leased.

Panattoni has launched the construction of its fifth park in Ruda Śląska. The new project will comprise two buildings with a combined area of 66,300 sqm. Santander has awarded a loan of €30 million for the development of the park and already half the space in the complex has been leased by Regesta.

GLP has started the construction of another warehouse at Wrocław V Logistics Centre. Developed in the Wrocław metropolitan area, the warehouse park in Magnice is one of Poland’s largest logistics projects. The latest stage of the project had already been fully leased before the start of construction.

Halfway through 2023, Accolade’s portfolio amounts to over 1.3 million sqm of total leased space across 26 industrial parks in Poland. The industrial property investor maintains their strong position in several Polish regions, including Western Pomerania, Kuyavia-Pomerania, Lubuskie, and Podlaskie.

According to the latest report from Cushman & Wakefield, gross warehouse take-up in Poland stabilized at over 1 million sqm in Q2 2023. Furthermore, at the end of June 2023, there was 2.1 million sqm under construction, with the relatively strong development activity being driven by higher rents encouraging investors to launch new projects. In addition, Poland entered the top three EU markets in terms of warehouse stock, jumping into third spot behind Germany and France.

In the first half of 2023, the operating income of MLP Group reached PLN 185.7 million (€40.3 million). Compared to the same period a year ago, this number is higher by 52%.

According to the newest report prepared by Newmark Polska, in the second quarter of 2023, the total warehouse and industrial stock in Poland surpassed 30 million sqm. Both tenants and developers exhibited caution in decision-making, which resulted in a decline in leasing activity and construction volumes. Meanwhile, warehouse availability in existing facilities increased.

The Polish Chamber of Commercial Real Estate (PINK) has published figures summarizing the warehouse market in Poland for Q2 2023. The data is sourced from advisory companies from the commercial real estate sector (Axi Immo, BNP Paribas Real Estate, CBRE, Colliers, Cushman & Wakefield, Knight Frank, Newmark Polska, Savills) and includes information on modern warehouse stock, new completions, space under construction, take-up and vacancy levels.

Industrial developer CTP recorded a net rental income of €268.3 million in the first half of 2023, which was up by 26.8% compared to the same period of last year, while the volume of new leases also rose.
