7R has started work on 7R Park Wrocław West II. This is the company's first development made in accordance with its new decarbonisation strategy. In this case, carbon dioxide emissions will be reduced by more than 50%.


7R Park Wrocław West II is being built in Kąty Wrocławskie and will offer nearly 44,000 sqm of modern logistics and manufacturing space. The warehouses will provide a direct connection to the A4 motorway (Kąty Wrocławskie junction). The general contractor of the development is Kajima Poland. The planned completion date is Q2 2024.

Environmentally-friendly solutions are expected to provide energy savings, decrease utility costs and reduce the carbon footprint. 7R has decided to reduce operational CO2 emissions by over 50% compared to buildings developed purely in accordance with technical conditions under the required Polish Construction Law.

Once operational the building will also need much less electricity. According to 7R's calculations, the reduction in primary energy demand per square meter per year will drop by almost 70% compared to applicable regulations.

“7R Park Wrocław West II opens a new chapter in 7R's history and brings us closer to our goal of delivering low-carbon buildings to the market, and also zero-carbon buildings in the years to come. In this instance we implemented full thermal modelling already at the design stage of the facility. Thanks to this, among other things, we have developed solutions that will allow for such a significant reduction in emissions”, says Piotr Miodek, Head of Construction, Engineering and Sustainability at 7R.

The technical solutions used included high-efficiency LED lighting, increased air-tightness of the building, improved specification of heating and ventilation systems equipped with heat recovery systems as well as high-efficiency heat pumps, and a system of photovoltaic panels

“All this will enable us to apply for BREEAM certification at the highest level of Out­standing, which requires meeting a minimum of 85% of all the certification criteria. But that's not all, 7R Park Wroclaw West II is a project built in the spirit of ESG. In addition to reducing emissions, the buildings will also be a place friendly to future employees”, adds Maciej Krzyżak, Development Director at 7R.

7R Park Wrocław West II will feature an employee relaxation area, which will be furnished with furniture selected within a competition being a part of "Warehouse of Art", a 7R initiative that supports the community of young artists and the well-being of warehouse employees. Additionally, bike shelters and electric car charging stations will be installed in front of the facility. The biodiversity of the area around the warehouse will also be increased - flower meadows, beehives and insect hotels will be created, and native species of trees and shrubs will be planted.

New appointments

  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
  • CPI Property Group is strengthening its leasing structure with the appointment of Agnieszka Baczyńska as Head of Leasing. In her new role, she will be responsible for shaping and executing the leasing strategy across the group’s office and retail portfolio in Poland. At the same time, Izabela Potrykus has been appointed Leasing Office Director. Baczyńska brings more than 20 years of experience in the commercial real estate market. Prior to joining CPI Property Group in 2022, she served as International Leasing Director at Neinver Polska.
