CTP is launching another industrial and logistics complex in the Mazovia region in Poland. The developer will develop two cross-dock facilities in Emilianów with a total leasable area of nearly 102,500 sqm. The investor has already received a building permit for the first phase of the investment. Its commissioning is scheduled for the end of the second quarter of 2024.

Fortress Real Estate Investments Limited has commenced the development of Fortress Logistics Park Zabrze with a target GLA of 77,500 sqm. The company has secured its first tenant, LIT Logistyka Polska, which has leased approximately 11,600 sqm of warehousing space. Fortress Logistics Park Zabrze will be the first investment in Europe in which the company has been both investor and developer since the beginning of the investment process.

Panattoni has launched the development of another manufacturing plant in the Silesia region. The developer is to provide a BTS centre in Knurów to Fortaco Group, the European provider of heavy off-road machinery and maritime industry solutions.

MLP Group has begun the construction of another warehouse in its Pruszków logistics centre. The new facility at MLP Pruszków II, being built on a speculative basis, will provide 33,000 sqm of warehouse, office and staff amenity space. It is to be ready for use already in February 2024. General contracting work has been once again entrusted to Pekabex. It is planned that the project will undergo BREEAM New Construction certification of ‘Excellent’.

Panattoni has launched construction work on Wrocław Campus – its largest project in Lower Silesia – where it has already delivered 185,000 sqm. The developer has just begun the development of a 30,000 sqm building. Upon its completion in Q1 2024, the construction of a further 130,000 sqm is planned. The development costs for the two new buildings come to €116 million.

Kostal Automobil Elektrik, a German-headquartered system supplier to the automotive sector, has signed a lease for over 17,000 sq m of manufacturing space in Panattoni Park Lublin IV. The company was advised on the choice of location and during the negotiations by Cushman & Wakefield.

Despite numerous challenges, businesses in retail and manufacturing view their current state better than they did a year ago. The sentiment of warehouse tenants is presented in the latest Confidence Index report jointly prepared by CBRE and Panattoni.

Żabka Group has unveiled its automated logistics centre in Radzymin, just outside Warsaw. This facility is the largest and most technologically advanced addition to Żabka Group's logistics infrastructure. Enhanced with an automated high-bay warehouse and an internal transport system, the centre has been specifically designed to expedite logistics services for the Group’s stores.

The first tenants have moved into the new logistics park at Maglód and Fót which has been developed by the Hungarian company HelloParks, a subsidiary of Futureal Group. The MG3 building at Maglód offers 46,000 sqm of modern industrial space while at Fót 26,000 sqm of logistics space is available in the FT6 building.

According to Savills, growth in prime rents is set to remain robust across the continent having increased by 10.4% in the last four quarters. This is despite vacancy creeping up to 3.5% in Q1 2023, reflecting the impact of slower leasing activity.
