Prague’s office market records rental growth

Gross take-up on the Prague office market for the whole year of 2021 increased by 16% compared to the previous year to the level of 387,100 sqm. Prime headline rents also increased in Q4 2021 and ranged between €23.50–24.00 per sqm per month in the city centre. The Prague Research Forum published office market figures for Q4 2021.

Only one Polish city records office vacancy drop in Q3 2020

According to a report published by Cresa Poland, the vacancy rate on Poznań’s office market stood at 13.3% at the end of Q3 2020, down by 1.2 pp on the second quarter. It is the only office market in Poland to have recorded a quarterly fall in vacancies.

1.2 million of office space remains empty in Poland

During the first nine months of 2020, developers completed over 530,000 sqm of office space in Poland: 231,600 in Warsaw and 305,000 sqm in eight major regional markets (Kraków, Wrocław, Tricity, Poznań, Łódź, Katowice, Lublin and Szczecin). Due to the new supply and moderate demand, more than 1.2 million sqm of office space is now available. Axi Immo presented the latest data for the Polish office market as at the end of the third quarter of 2020.

Office vacancy rate expected to grow across CEE capital cities

The 12-month rental outlook for both prime and secondary CBD offices is stable in Bucharest and Budapest and negative in Warsaw. In Prague, the outlook is negative for prime assets and stable for secondary assets. The vacancy rate is expected to increase over the coming year in all of the four capital cities. Occupier conditions are currently neutral across the region, with Bucharest and Budapest expected to become tenant markets over the next 12 months, according to Colliers International.

Fewer choices for tenants in Prague and Brno

Free office space is dwindling in the Czech Republic. The office vacancy rate in Brno, as well as in Prague, has slipped below 10%. Both cities experience the lowest rate of vacant offices in the last decade. Brno recorded a sharp decline by 2.4 percentage points in H1 2017, while in the capital demand totalled 153,500 sqm in Q2 2017, up 45% on the previous quarter and 36.9% year-on-year. Overall, more than 370 deals were closed in Prague in H1 2017, many of which were pre-leases. In contrast, in Brno there was an 8% drop in lettings compared to H2 2016.

Net take-up on the Czech industrial market in Q2 2017 totalled 231,200 sqm, representing a yearly decrease of 11%. The vacancy rate reached 4.1%, having decreased marginally by 6 bps since Q1 2017. The Industrial Research Forum announced the industrial market figures for Q2 2017.

New leases

  • The EYEmova ophthalmology and training center has joined the tenant roster at Soho by Yareal in Warsaw’s Kamionek district, occupying over 500 sqm. The opening of the EYEmova center in Praga-Południe is scheduled for June this year.
  • RPHI Romania secured approximately 9,000 sqm of premium lease agreements in 2025 at Bucharest-based SkyTower. The transactions comprised both new tenancies and expansions from existing occupiers. The tower attracted six new tenants across diverse sectors, including food delivery, insurance management, and cybersecurity.
  • EPP's Galeria Sudecka in Jelenia Góra is strengthening its offering with lifestyle and service brands, including a newly opened Fit Style gym, the addition of Rituals Cosmetics and Kodano Optyk, and the expansion of Medicine and Wakacje.pl. The new agreements and renewals in Galeria Sudecka cover almost 1,900 sqm of commercial space.

New appointments

  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
  • CPI Property Group is strengthening its leasing structure with the appointment of Agnieszka Baczyńska as Head of Leasing. In her new role, she will be responsible for shaping and executing the leasing strategy across the group’s office and retail portfolio in Poland. At the same time, Izabela Potrykus has been appointed Leasing Office Director. Baczyńska brings more than 20 years of experience in the commercial real estate market. Prior to joining CPI Property Group in 2022, she served as International Leasing Director at Neinver Polska.
  • Axi Immo has expanded its Office Agency team to strengthen its presence in southern Poland and Warsaw. Karolina Słysz joins as Head of Regional Markets, bringing 10 years of experience to lead efforts in Katowice, Kraków, and Wrocław. Elżbieta Golik has been appointed Associate Director, leveraging over eight years of expertise in tenant representation. In Warsaw, Filip Kowalski joins as Associate Director, focusing on lease negotiations. Additionally, Anna Piłka-Sutkowska has been promoted to Advisor following four years with the firm. To support these transitions, Natalia Majsterek has been hired as Office Department Coordinator.
