Industrial stock and vacancy rise sharply in Hungary in Q3 2023

In Q3 2023, the Greater Budapest speculative stock increased by 140,730 sqm, adding five buildings to the stock. Five new buildings were also handed over in regional cities adding another 92,610 sqm to the stock there. The vacancy rate at the end of Q3 2023 was 10.0% in Greater Budapest, an increase of 140 basis points quarter-on-quarter and an increase of 510 basis points year-on-year, the Budapest Research Forum (BRF) reports.

Polish retail vacancy rates fall

According to the latest data from Cushman & Wakefield, the average retail vacancy rate in Poland’s largest cities currently stands at 3.5%, down by 1.2 pp year-on-year. More importantly, falls were recorded in six out of the eight largest cities, with the availability of retail space at the lowest in Kraków, Łódź and Szczecin. This suggests a gradual retail recovery in Poland, says Cushman & Wakefield. Meanwhile, as the market continues to stabilize, retail landlords should increasingly turn their focus onto diversifying their offer.

Industrial stock and vacancy on the rise in Hungary in Q2 2023.

In Q2 2023, the Greater Budapest speculative industrial stock increased by 65,580 sqm, adding six buildings to the stock, while in Regional Hungary, one new building was handed over. The vacancy rate at the end of Q2 2023 was 8.6% in Greater Budapest, an increase of 270 basis points quarter-on-quarter and an increase of 220 basis points year-on-year, the Budapest Research Forum (BRF) reports.

Office vacancy rises again in Budapest in Q2 2023

The vacancy rate has climbed again in the second quarter on Budapest's struggling office market, reaching 12.6% after 12.2% in the previous quarter. Total demand reached 119,890 sqm in Q2 2023, which is 56% higher than the value registered in the previous quarter, the Budapest Research Forum reports.

Office vacancy reaches 9.9% in Budapest

The lowest vacancy was registered in North Buda with a 4.4% rate, whereas the highest rate remained in the Periphery submarket (31.4%). Net absorption has remained positive by the end of the second quarter, amounting to 33,720 sqm, Budapest Research Forum (BRF) reports.

Office demand in Prague rises by 44% in Q1 2022

The demand for office space in Prague increased by 29% quarter-on-quarter for the first quarter of 2021 and by 44% year-on-year. Although the largest transactions of the quarter were lease renegotiations – including Seznam.cz (14,800 sqm) in Palác Křižík in Prague 5 or MSD Czech Republic (6,800 sqm) in Riverview in Prague 5 – the share of newly leased space increased to 58%. The increase in newly leased and pre-leased space indicates confidence and healthy growth of the Prague office market. Despite the fact that leasing activity posted record numbers, the vacancy rate rose by 60 basis points quarter-on-quarter to 8.4%. JLL recorded an increase in vacancy rates in almost all Prague districts, as announced in the last report.

Prague’s office market records further rental growth

Prime rent in the first quarter of 2022 increased again and is in the range of €24.00-24.50 per sqm per month in the city centre. In addition to rents, rising construction prices are still reflected in offers of allowances for office build-outs or other incentives. The Prague Research Forum published the office market figures for Q1 2022.

New leases

  • The EYEmova ophthalmology and training center has joined the tenant roster at Soho by Yareal in Warsaw’s Kamionek district, occupying over 500 sqm. The opening of the EYEmova center in Praga-Południe is scheduled for June this year.
  • RPHI Romania secured approximately 9,000 sqm of premium lease agreements in 2025 at Bucharest-based SkyTower. The transactions comprised both new tenancies and expansions from existing occupiers. The tower attracted six new tenants across diverse sectors, including food delivery, insurance management, and cybersecurity.
  • EPP's Galeria Sudecka in Jelenia Góra is strengthening its offering with lifestyle and service brands, including a newly opened Fit Style gym, the addition of Rituals Cosmetics and Kodano Optyk, and the expansion of Medicine and Wakacje.pl. The new agreements and renewals in Galeria Sudecka cover almost 1,900 sqm of commercial space.

New appointments

  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
  • CPI Property Group is strengthening its leasing structure with the appointment of Agnieszka Baczyńska as Head of Leasing. In her new role, she will be responsible for shaping and executing the leasing strategy across the group’s office and retail portfolio in Poland. At the same time, Izabela Potrykus has been appointed Leasing Office Director. Baczyńska brings more than 20 years of experience in the commercial real estate market. Prior to joining CPI Property Group in 2022, she served as International Leasing Director at Neinver Polska.
  • Axi Immo has expanded its Office Agency team to strengthen its presence in southern Poland and Warsaw. Karolina Słysz joins as Head of Regional Markets, bringing 10 years of experience to lead efforts in Katowice, Kraków, and Wrocław. Elżbieta Golik has been appointed Associate Director, leveraging over eight years of expertise in tenant representation. In Warsaw, Filip Kowalski joins as Associate Director, focusing on lease negotiations. Additionally, Anna Piłka-Sutkowska has been promoted to Advisor following four years with the firm. To support these transitions, Natalia Majsterek has been hired as Office Department Coordinator.
