The construction works for phase one of The Ivy, Speedwell’s residential project located in Băneasa, Bucharest, are ready to start as the developer has recently signed a contract with BTDConstruct & Ambient as General Contractor. The first phase of the ensemble comprises two buildings with 228 apartments, with the first building planned to be delivered in June 2022.
Belgian real estate developer Speedwell is rapidly expanding in Romania with ongoing projects in Bucharest, Timisoara and Cluj-Napoca. Didier Balcaen, Founder and CEO of the company who will be a speaker at our upcoming SEE Property Forum 2020 in Bucharest, talked to us about Speedwell’s ongoing projects and shared his vision for handling the changes that COVID-19 has brought on the market.
Speedwell has designated Bog’Art as the general contractor in charge of Miro, the company’s newest office project located in the Băneasa area of Bucharest. Miro project will offer its tenants 23,000 sqm of Class A office space spread out over 5 levels. The project has been granted the building permit and works have already started.
Speedwell has launched sales for the second phase of Triama Residence, the residential compound developed in Bucharest, so a new stock of apartments is now available. The developer is starting a new building, after selling more than 90% of the apartments built in the first phase, which will be delivered at the end of this year.
Speedwell has closed a significant deal with KPMG for office space lease at Miro, the company’s new project located in Băneasa, Bucharest. The project has marked a key milestone as it has just received its building permit and will welcome KPMG’s employees at the end of 2021. The office division of Knight Frank Romania was the consultant in the transaction.
The works for Speedwell’s newest project, Paltim, will soon kick off in the city of Timișoara. The demolition permit has been issued and the works are set to start in the first part of July 2020.
Speedwell has mandated Knight Frank to sell the office buildings and sports centre of Record Park, a mixed-use project (office, sports centre & residential) situated in central Cluj-Napoca (next to Dedeman’s The Office). The sales mandate includes three separate buildings: two office buildings - a new Class A office building next to a renovated historic building of the former imperial stables - and a new stand-alone sports centre with a pool.
Speedwell is joining hands with BRD Group Société Générale by signing a financing agreement of €22.5 million for the development of Record Park, the first mixed urban regeneration project in Cluj–Napoca.
MHP Consulting Romania and Speedwell are proud to announce the signing of a new leasing agreement for a 5300 sqm office space in Record Park, a mixed-use project developed by Speedwell in Cluj-Napoca. The transaction was managed by Griffes, the broker entrusted with the commercial strategy and leasing for Record Park since the design stage of the mixed-use development.
Cushman & Wakefield brokered the lease of a prominent four-storey unit of 5,500 sqm retail area in Prague on Wenceslas Square to HalfPrice, a Polish off-price brand retailer, part of the CCC Group. HalfPrice's flagship store in Prague will be the company's largest store in the world.
The global healthcare company, Falck, has chosen the Skyliner in Warsaw, owned by the Karimpol Group as its new office for their IT department in Poland. It will occupy nearly 1,500 sqm of space.
A new tenant has moved into Kraków's V.Offices office building. Imperial Brands Services has signed a lease for nearly 1,600 sqm of space. The building's owner, AFI Europe, was represented in the transaction by experts from Knight Frank, while the tenant was represented by the CBRE agency.
New appointments
In September, Michal Berski took up the position of head of the warehouse sector at CBRE Poland. He has been with the company for over 10 years. In his new role, he manages strategy and the development of all business lines within the warehouse and industrial sector.
Slawomir Czarnecki is the new president of Grupa Muszkieterów and ITM Poland. He has replaced David de Bosschère. The new CEO is the owner of the Bricomarché shop in Świecie and has many years of experience in trade, as well as in the Group's internal structures.
LCP Properties, a developer in the Polish retail park market, is continuing to strengthen its organisational structure. Andrzej Plit has been appointed as the new Finance Director. Meanwhile, for the LCP-owned EMKA shopping centre in Koszalin, Daria Kokowska became the new Shopping Center Director.
