Real estate developer Speedwell says it has refinanced a loan granted by BRD Société Générale after the completion of Cluj-based Record Park Offices. 

Didier Balcaen, CEO of Speedwell talked to Property Forum about the company’s development plans for 2021, the value of mixed-use projects and shared his long-term expectations for the Romanian property market.

Property developer Speedwell says it has fully repaid a €10.1 million loan granted by BRD Societe Generale Group for the residential component of the Record Park mixed-use project in Cluj-Napoca. 

Speedwell, in cooperation with Belgian partner LCV, launches SpacePlus, its first project on the industrial market. SpacePlus comes with units for light industrial and/or logistical usage, addressing corporate tenants that are searching for standardized storage or production units, flexibility in configuration and various additional services/features. The first location is in north-western Bucharest, with direct access from the ring road and close to the exit towards the A1 highway on the one hand, and easy access to and from the city centre of Bucharest via Sos. Chitilei or Blvd. Iuliu Maniu, on the other.

Speedwell obtained the WELL v2 pre-certification for MIRO, a Class A office project developed by the Belgian company in the northern part of Bucharest.

Speedwell and Erste Group Bank signed a financing agreement of €27 million for the development of MIRO, a Class A office project the company is building in the northern part of Bucharest.

The construction works for phase one of The Ivy, Speedwell’s residential project located in Băneasa, Bucharest, are ready to start as the developer has recently signed a contract with BTDConstruct & Ambient as General Contractor. The first phase of the ensemble comprises two buildings with 228 apartments, with the first building planned to be delivered in June 2022.

Speedwell has designated Bog’Art as the general contractor in charge of Miro, the company’s newest office project located in the Băneasa area of Bucharest. Miro project will offer its tenants 23,000 sqm of Class A office space spread out over 5 levels. The project has been granted the building permit and works have already started.
