Poland’s PRS market set to grow further

The resources of the PRS sector in Poland are growing. Last year, almost one in five apartments was built for institutional lease, which also had a significant impact on developers' results. According to Walter Herz, in 2021, investments in portfolios of residential for rent in Poland amounted to approximately €725 million. There are already almost 8,000 units on the Polish market offered in the PRS segment and other several tens of thousands of apartments under construction.

Currently, the primary residential real estate market in Ukraine is experiencing an increase in the cost of construction as the cost of materials and labour have increased several times. A large part of domestic producers of building materials cannot work because they have suffered losses of production capacity. Import substitution, which should fill the shortage of materials, is often not a solution because of the high costs and logistics problems. Czech Republic leads EU housing price growth in Q1 2022

EIB presents new funding tool to support rebuilding Ukraine

The Vice-President of the European Investment Bank (EIB) Teresa Czerwińska and the acting Managing Director of EIB Global, Markus Berndt, spoke at the Ukraine Recovery Conference in Lugano and shared the EIB’s views on Ukraine’s recovery. They reaffirmed the EU Bank's steadfast position on the importance and urgency of investing in Ukraine's European future, even as fighting continues across the country. Emphasising its support for the recovery plan presented at the conference, the EIB offered a new instrument, the EU-Ukraine Gateway Trust Fund. This financing instrument could support Ukraine’s early and long-term recovery and the country’s journey towards EU membership.

Investment volume in Slovakia reaches 20-year high

A record-breaking volume of investments in commercial real estate in Slovakia was realized in the first half of the year 2022. Total investments exceeded €600 million. The record volume is largely due to the transfer of part of Penta´s original portfolio to the new developer Alto Real Estate. It influences the statistics so the office buildings gained a position of the dominant segment with around 70% share of all investments. The share of domestic capital is representing almost 70% of the total volume of transactions. Within the context of rising inflation and increasing interest rates, analysts consider yields to be bottoming out without space for further compression. Slovakia continues to maintain its reputation as a safe investment location with competitive yields, according to Cushman & Wakefield's latest report.

New leases

  • Jack & Jones has leased 310 sqm for a new store at Promenada Sibiu, owned by NEPI Rockcastle.
  • Palas Campus, Romania's largest office building, is set to host the new regional hub for BCR starting this autumn. The HQ will occupy a surface area of approximately 1,000 sqm and will serve clients from the local county and adjacent regions.
  • Teva Pharmaceuticals has relocated its offices to Budapest-based Corvin Skypark. The deal covering 653 sqm was brokered by iO Partners.

New appointments

  • NEPI Rockcastle has nominated Zelda Roscherr as an Independent Non-Executive Director. Roscherr will stand for election at the Annual General Meeting (AGM) in May 2026. André van der Veer, currently an Independent Non-Executive Director, will retire at the conclusion of the AGM and will not seek re-election.
  • Panattoni has promoted Nick Cripps to the position of Head of International Capital Markets for Europe, the UK, the Middle East, and India. Based in London, Cripps is tasked with leading the firm’s global capital markets strategy across 18 diverse markets. He joined Panattoni five years ago as Head of UK Capital Markets.
  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
