Czech retail park construction boom continues

At the end of June 2022, the supply of modern retail space in the Czech Republic amounted to almost 3.97 million sqm. Shopping centres take about 67%, retail parks 31% and outlets the remaining 2% of the market. During the first six months of 2022, the retail park construction boom has not stopped yet and the retail market expanded by 19,500 sqm. Over the last five years, the share of retail parks has increased by 5%. The largest completed project in the first six months of this year was Shopping Centre Řepy in Prague. Another 52,300 sqm of retail space is currently under construction across 12 projects, of which 31,200 sqm is expected to be completed this year, says JLL in its retail market report for Q2 2022.

Warehouse supply to lag behind demand in Poland

According to a report prepared by Newmark Polska, at the end of the second quarter of 2022, Poland’s total warehouse and industrial stock amounted to over 26.1 million sqm, representing a 19.5% increase on the same period in 2021. Bull market to return on Poland's office market

Brno and Ostrava office stock to grow by almost 100,000 sqm

Brno's office stock reached 635,900 sqm in the first half of 2022 and 75,300 sqm is being built there. At the same time, Ostrava's office stock has 219,100 sqm and builts 21,000 sqm of offices. None of these regional metropolises had finished a new office building in the first half of this year. In both localities, prime rents increased reflecting the general pressure on prices in new developments, reports the Regional Research Forum.

Erste expects CEE residential markets to cool down

The fears of a recession are likely to cool down the red-hot real estate market in CEE countries, Erste specialists expect. According to them, this will be influenced mainly by surging inflation, the cost of credit and cooling down of the borrowing, and shrinking of the disposable household income which will also worsen the borrowing appetite in the coming periods. There is a change in the respondent’s behaviour too. Whereas respondents from Poland, Hungary and Croatia are open to buying or building a house, Czechs, Slovaks and Slovenians are less inclined to do so, say Erste experts in their recent special report.

New leases

  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.
  • Yareal Polska has expanded the commercial offering at its flagship SOHO mixed-use development in Warsaw’s Praga-Południe district, securing three new lease agreements totaling nearly 500 sqm of ground-floor retail space. The developer has strengthened its tenant roster by signing pet supplies retailer Maxi Zoo, ceramics workshop Alike Pottery Studio, and coffee distributor Unroasted.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
