Poland’s warehouse market to grow by 2 million sqm

In the third quarter of 2018, the Polish warehouse market was bolstered by 683,400 sqm of new supply. At the end of September, storage space in Poland exceeded 15 million sqm, which means that in the last 5 years the total surface volume has doubled. Almost 2 million sqm remains under construction, of which more than 25% in Central Poland.

European cities are embracing flexible space

For growing numbers of employees across Europe's big cities, heading into the office no longer entails sitting at the same desk, next to the same colleagues each day. As more companies of all shapes and sizes choose turn to flexible space – whether its hot-desking areas in buildings they already occupy or taking space in independently owned coworking set-ups - it's fast becoming part of modern working life and a small but increasingly significant part of Europe's office markets. Europe's flex space footprint has doubled since the start of 2015, according to JLL's report. In 2017 alone, flexible space grew by 29 percent, adding around 620,000 square meters.

Poland’s warehouse market set to break further records

Excellent warehouse market figures for the third quarter this year show that growth is being maintained in Poland. Demand has exceeded 3 million sqm since the beginning of the year, with 870,000 sqm leased in the third quarter alone. This result is 20% higher compared with the same period last year. An impressive 2.16 million sqm of warehouse and production space is under construction, of which 33% will be delivered on the market by the end of the year, according to a report prepared by AXI IMMO.

€1.7 billion investment volume forecasted for Hungary in 2018

According to CBRE, the global property investment volume increased 3.6% year-to-date (YTD), compared to the same period of last year, with Q3 up by 1.2% (in fixed exchange rates). Taking account of last year’s strong appreciation of the U.S. dollar, global investment volume grew by a greater 5.9% YTD.

New leases

  • Decerto IT company has taken 850 sqm on the fourth floor of the Lumen office building in Warsaw.
  • Poznań's Andersia Tower is expanding its tenant portfolio. Recruitment company Hays Poland has taken a 260 sqm office space in the building. The Sempire agency, part of the Shoper group, has decided to lease 600 sqm.
  • Karimpol Group’s flagship office building, Skyliner in Warsaw, has a new tenant. The US technology giant Xperi will move into the skyscraper at Daszyńskiego Roundabout. The company will occupy nearly 3,000 sqm of space.

New appointments

  • Polski Związek Firm Deweloperskich (Polish Association of Property Developers) elected new authorities at its general meeting in Katowice. Maciej Wandzel was elected chairman of the board. He will replace Grzegorz Kiełpsz, who became honorary president of the PZFD.
  • Piotr Herian has taken up the position of ISS CFO for Poland and the Baltics. ISS is a leading company in the creation of friendly workplaces and comprehensive facilities management.
  • Paulina Strutyńska has been promoted to the position of Leasing & Asset Director at Skanska’s commercial development business unit. She is now responsible for leasing processes in the Warsaw market as well as Key Customer Management. Agnieszka Krawczyk-Rogowska is responsible for project commercialization and client liaison in Gdańsk, Kraków, and Bucharest, while Marek Stasieńko is responsible for the Wrocław, Poznań, and Łódź markets.
