MDC2 and Generali Real Estate have financed the purchase of a natural forest in Gruszowiec in Małopolskie Voivodeship on behalf of MDC2 Park Kraków South, a warehouse project in Skawina near Kraków. MDC2 has been a partner of the Las Na Zawsze Foundation since 2022, supporting it financially and engaging team members in cyclical forest plantings in Poland. The purpose of the initiative is to protect the mature forest for present and future generations.

In the first half of the year, there was a sharp decline in the volume of real estate investments in Poland. Despite the market recovery at the end of summer, the total volume in Q1-Q3 2023 amounted to only €1.7 billion. After the first half of the year with few portfolio transactions, in the third quarter, there were already four - in the warehouse and retail sectors, but none of them exceeded the value of €100 million. Polish warehouse developer 7R is implementing a decarbonization plan. This plan aims to reduce the company's carbon footprint by 42% by 2030 and systematically decarbonize individual warehouse projects. At the same time, 7R is joining SBTi and publishing another ESG report.

M Core is continuing its strategy of developing SBU (Small Business Unit) warehouses under its Multipark brand. The company has recently signed two projects in Poland, in Zabrze and Bydgoszcz. 

Savills Investment Management has signed two lease agreements at Park Szczecin Trzebusz totalling almost 30,000 sqm. The new tenant of the warehouse centre in Szczecin is Autodoc Logistics. Furthermore, one of the current tenants, Hegen Europe, has decided to expand its space as part of the logistics park within the Savills IM portfolio in Poland.

pbb Deutsche Pfandbriefbank has provided a €75 million investment loan facility to a Polish company managed by Macquarie Asset Management on behalf of institutional investors. The loan will be used for the refinancing of the CEDET office building in Warsaw. pbb acted as arranger and sole lender under the facility.

Panattoni has completed another production plant in the Kraków region. Technoform, the leading producer of double-glazing components, is to use 9,400 sqm of BTS space. The centre is to serve markets in both Poland and the EU. The development was financed with an €8 million loan from Credit Agricole.

On Wednesday the 15th of November (between 8:30 and 14:30) the Belgian Business Chamber (BBC) is organising the annual Real Estate Conference. Czech developer and investor Crestyl has strengthened its position in the Central European residential property market. This week it completed the acquisition of the remaining 50% stake in one of Poland's largest residential developers Spravia (formerly Budimex Nieruchomości) from Cornerstone Partners, giving it full control of the company. Both partners initially bought the Polish developer in 2021 for PLN 1.51 billion (approximately CZK 8.5 billion) in one of the largest real estate deals in CEE. The price of the current transaction has not been disclosed. This acquisition will enable the integration of Spravia into the Crestyl Group, while further strengthening Crestyl’s balance sheet from the current €850 million to €1.3 billion, with the intention to grow further in both markets.

From January to the end of September 2023, the total demand for modern office space in Warsaw amounted to nearly 0.5 million sqm. Tenants often choose two contract options, i.e., they relocate to a new space or decide to renegotiate existing terms. The vacancy rate is decreasing, standing at 10.6% at the end of September 2023. On the supply side, developers delivered just over 20,000 sqm to the capital's office market in January-September 2023, indicating a supply gap period in Warsaw. Nevertheless, more than 240,000 sqm is under construction, most of which will be completed by the end of 2025, says Axi Immo.
