CTP has signed a 10-year lease for 21,000 sqm at CTPark Gdańsk Port with major Polish cargo operator Morska Agencja Gdynia (MAG).

In the third quarter of 2023, the total value of the Echo Investment Group`s assets increased to PLN 6.2 billion, while its further development is supported by a high level of cash amounting to PLN 627 million.

The Polish industrial and logistics market is transitional between economic shifts. Demand for warehouse space declined primarily in the first half of 2023, with a resurgence in Q3, resulting in aggregate demand for the first three quarters of this year of 3.75 million sqm (-25% y/y, Q1-Q3 2022). Higher investment financing costs are affecting the volume of space under construction, with developers developing 2.5 million sqm at the end of September 2023 (-36% y/y). It also impacts the volume of space delivered, which amounted to 3.12 million sqm from January to the end of September (-13% y/y Q1-Q3 2022), says Axi Immo. 

Regesta, a logistics services provider will lease 21,700 sqm of warehouse space in Panattoni Park Zgierz. Its central warehouse will support its four existing warehouses across Poland, with another two under construction. The tenant was advised on the transaction by real estate advisory firm Newmark Polska.

Warimpex has opened its third office building in Kraków, the Mogilska 35 Offices. The taxonomy-compliant property has 11,900 sqm of space, is located in the immediate vicinity of the city centre and is named after its address on Mogilska Street. There are also Warimpex office buildings at numbers 41 and 43, which are fully occupied. Mogilska 35 is already almost half let and also offers flexible coworking options.

pbb Deutsche Pfandbriefbank has provided a €120 million investment loan facility to a logistics fund managed by GLP Capital Partners (GCP). The fund will utilise the proceeds for the refinancing of the development of a logistics portfolio in the Czech Republic, Poland and Hungary. pbb acted as arranger and sole lender under the facility.

According to Workthere.pl’s latest Flexmark report, larger companies (101+ people) and scale-ups (21-100 people) now account for 54% of global flexible office members, compared with 42% of members last year. The flexible office specialist notes that this increase is also reflected in take-up levels with these larger companies accounting for 34% of global take-up in flexible offices, compared to 22% in 2022 and just 13% in 2020.

Panattoni has completed and officially opened a BTS facility for Vita Group, an international polyurethane foam manufacturer, within Panattoni Park Żary. The developer plans to expand the park by an additional 7,000 square meters, with the new space being adapted to the specifics of the future tenant's operations.

Witold Zatoński, Founder of Syrena Real Estate, talked to Property Forum about the profitability of revitalizing older office buildings, the challenges related to such projects and the development of the PRS market in Poland.

According to a report prepared by Newmark Polska, development and occupier activity is focused on Poland’s six core warehouse markets: Warsaw and its suburbs, Upper Silesia, Central Poland, Lower Silesia, Greater Poland and the newcomer - Pomerania. Nearly 89% of the construction activity is concentrated in these regions, which accounted for almost 84% of the total leasing volume for the first three quarters of 2023. Meanwhile, a slight rental correction is being observed in some locations and industrial parks.
