1.2 million of office space remains empty in Poland

During the first nine months of 2020, developers completed over 530,000 sqm of office space in Poland: 231,600 in Warsaw and 305,000 sqm in eight major regional markets (Kraków, Wrocław, Tricity, Poznań, Łódź, Katowice, Lublin and Szczecin). Due to the new supply and moderate demand, more than 1.2 million sqm of office space is now available. Axi Immo presented the latest data for the Polish office market as at the end of the third quarter of 2020.

CA Immo acquires Warsaw office building for €87 million

CA Immo signed and closed the acquisition of Postepu 14, a Class A office building located in the Mokotow district of Warsaw, from developer HB Reavis. The property totals around 34,500 sqm GLA and is nearly fully let to tenants such as AstraZeneca and Samsung Electronics. The purchase price is approximately €87 million, with annual gross rental income of around €6.5 million, reflecting a 7.5% gross initial yield.

Partners Group invests €200 million in office portfolio in Poland

New apartment sales in Poland nearly double in Q3 2020

In the third quarter of this year, residential developers operating in the six largest cities in Poland sold 13,300 units, which is 94% more than in the previous quarter. In most markets, these units were sold at higher asking prices than in the second quarter. Thanks to new launches, which returned to the level seen at the beginning of 2020 of 13,000 units, the offer remained stable, according to the latest JLL report on Poland’s residential market.

Warsaw’s office market records weakest result in 10 years

Due to the prolonged COVID-19 epidemic, some tenants on the Warsaw office market are postponing relocations, looking for sublessees or downsizing their offices. According to the Cresa Polska report "Occupier Economics: Office market in Warsaw in the third quarter of 2020", office take-up amounted to 113,000 sqm in Q3 2020, which is the weakest quarterly result in the last 10 years. Warsaw’s office stock reached 5.8 million sqm.

Panattoni buys land outside Warsaw for warehouse project

Panattoni is to expand its warehousing assets near Warsaw. Already the developer has 176,000 sqm of industrial space at its disposal in the village of Janki and it has just announced the creation of more. The company has purchased a further 3.14 ha next to the S8 for further development.

Latest news


New leases

  • Moto-Profil, distributors of automotive parts and accessories, has extended its cooperation with Prologis. Since 2010, the company has been developing its logistics operations at Prologis Park Chorzów, where it benefits from a warehouse of nearly 60,000 sqm.
  • A manufacturer of protective clothing and health and safety accessories, Procera, has become a new tenant of the Hillwood Częstochowa - Miasto park (southern Poland). The company will occupy nearly 4,500 sqm of warehouse and office space.
  • Europe Distribution Group has signed a lease agreement for 7,500 sqm at the MLP Wrocław logistics park. The lease includes 7,300 sqm of warehouse space and 200 sqm dedicated to office and staff facilities. The transaction was facilitated by the real estate advisory firm Sawitar Estate Broker.

New appointments

  • At the beginning of the year, Roberto Mateos, an experienced hotelier who has been with the Barceló Hotel Group for almost two decades, took over as general manager of the Barceló Warsaw Powiśle hotel.
  • Axi Immo is strengthening its organisational structure by appointing Danuta Dzierżak as Business Development Director. In her new role, she will be responsible for developing all business lines, acquiring new clients, and building relationships with key business partners in Poland and abroad.
  • Avison Young has announced several promotions within its Poland operations. In the Valuation and Advisory department, Agnieszka Bogucka and Marta Marat have both been promoted to Senior Valuer. In the Investment Advisory department, Artur Czuba has been promoted to Director. The Office Agency department has promoted Filip Filipowicz to Senior Consultant. In the Technical Advisory department, Kamil Olechniewicz has been promoted to Senior Project Manager. Additionally, Renata Zielińska took the position of Senior Consultant in the Investment department.
