Developer activity in the Polish warehouse market at the end of September 2021 remains at a high level. Completions in Q3 2021 660,000 sqm increased the total logistics and industrial stock to 22.4 million sqm. There are 3.46 million sqm under construction, of which over 1.22 million sqm (+120% y/y) are developments without secured leases. In the period under review, gross take-up amounted to 1.44 million sqm (+16% y/y), where, as expected, the e-commerce and logistics segments remained the main force. The correlation of strong demand and moderate new supply affects the vacancy rate, which stood at 5.04% at the end of September 2021 (-2.66 pp y/y). The pandemic has spared no business, with its consequences most strongly felt by the retail sector, including tenants in shopping centres, retail parks and high streets. Global real estate services firm Cushman & Wakefield examines the situation of retail tenants in its latest report “Is Confidence Returning to the Retail Market?”. 

MLP Group has released its consolidated financial results for the first three quarters of 2021, showing revenue of PLN 145.7 million, up 7% year on year. Net profit was PLN 202.2 million, having increased 35% year on year. Equity (net assets) rose more than 27% in the first nine months of the year, to PLN 1.54 billion, with gross investment property having advanced by 25%, to over PLN 2.9 billion.

7R has started the construction of its first warehouse complex in the Kujawsko-Pomorskie voivodship. 7R will build two facilities in the 68,700 sqm 7R Park Bydgoszcz. The investment is already partially commercialized. Among the tenants are logistics operator Rohlig Suus Logistics and supermarket chain Stokrotka.

International law firm CMS has bolstered its real estate and construction practice with the addition of a team of 10 lawyers in Poland. CMS will be joined by three respected partners, each with many years of experience and an established market reputation: Agata Jurek-Zbrojska, Małgorzata Madej-Balcerowska, and Dominik Rafałko. Agata Jurek-Zbrojska will head CMS’s real estate and construction practice in Poland, which she will manage in close co-operation with partners Lidia Dziurzyńska-Leipert – who leads international development for CEE Real Estate, Michał Mieciński, Małgorzata Madej-Balcerowska, and Dominik Rafałko.

According to Savills, preliminary data for European office markets for Q3 2021 shows take-up had increased 15% year-on-year, although still below the five-year average. Positive office market data is also provided by Google’s mobility index, with Warsaw leading the way among surveyed European capital cities.

Panattoni has begun construction of a BTS centre for Solaris Bus & Coach. It is to be a warehouse with an area of over 10,000 sqm in Bolechowo near Poznań – just 150 m from the company’s current factory. The buildings will be connected by road and will share utilities. The Solaris BTS centre is to be completed at the end of the first quarter or the beginning of the second quarter of 2022. 

The third quarter of 2021 and the beginning of the next quarter is a period of historic changes in the Polish real estate market, which will not be without impact on consumers' housing plans, says Resi4Rent.

Real estate advisory firm Savills has been appointed as the leasing agent for office space in Karolkowa Business Park, located in Warsaw’s Wola district.

European Logistics Investment (ELI) has commenced constructing a logistics centre in Błonie near Warsaw. The Park Warsaw West X project by ELI and its partner Panattoni is planned as a multi-let facility offering nearly 49,000 sqm of modern warehouse space. The investment is planned to be delivered in Q2 2022.
