Warsaw’s office stock topped 5 million sqm in 2016. High growth dynamics and changing market conditions have led to inter- and intrazone tenant migration in the past two years. Building age is still central to the choice of a suitable location. Cushman & Wakefield presented its findings in a report on the future of the Warsaw office market.
An opportunity fund advised by Tristan Capital Partners, a pan-European real estate investment manager, has agreed to sell the Zakopianka Shopping Centre in Krakow, Poland, to Johannesburg-listed Echo Polska Properties for approximately €54 million.
Skanska has attained an occupancy permit for the third building of Silesia Business Park in Katowice. The office complex is one of the biggest office parks in Katowice and already has lease agreements signed for over 23,000 sqm of space.
Panattoni Europe has embarked on the construction of a factory commissioned by Skamol A/S – a Danish manufacturer of insulation solutions for industry and construction. The BTS facility featuring approx. 6,000 square metres will be delivered in the BTO formula in Opole, at the special economic zone WSSE Invest Park. The contract was mediated by Colliers International, and the completion of works to be implemented by Panattoni Europe is anticipated in April 2017.
Futureal Group has sold its Polish retail asset, Nova Park to a joint-venture formed by MAS Real Estate Inc. and Prime Kapital Limited for €88.5 million. Over the last four years Nova Park, located in central Gorzów in western Poland has become the largest shopping centre in the region with a catchment of 370,000 people.
Skanska has sold Atrium 2 to HANSAINVEST Hanseatische Investment-GmbH, one of the largest investment companies in Germany. Located near Rondo ONZ, Atrium 2 is Skanska’s eighth and newest investment to be developed in the business centre of Warsaw. The building has three tenants Credit Suisse, DLA Piper and Bravura Solutions.
Knight Frank has been appointed leading agent by Skanska to commercialize the retail ground floors of all five buildings of the High5ive complex in Kraków. The project developed by Skanska Property Poland will be handed over for use in stages. The first stage, which will include two buildings right next to the Galeria Krakowska shopping centre, is scheduled for the end of 2017.
P3 has commenced work on a new 80,000 sqm warehouse at P3 Błonie park in Poland. A column raising ceremony to mark the start of construction took place on 1 December. The milestone marks the start of a new phase in the expansion of the park, which will see it grow from just over 196,000 sqm today to over 275,000 sqm.
2016 was marked by the wait for the Posnania shopping centre to open, with its 60,000 sqm of Gross Leasable Area (GLA). However, next year we will see the opening of as many as three buildings with an area of over 60,000 sqm of GLA: Galeria Północna in Warsaw, Wroclavia and Forum Gdańsk.
On 1 December 2016, international real estate developer HB Reavis and Savills Investment Management on behalf of a Global Pension Fund client, concluded the sale agreement of two of buildings within Gdanski Business Centre in Warsaw. In one of the largest transactions of the year in Poland and also in the CEE region amounting to €186 million, Savills Investment Management has acquired buildings A and B of the Gdanski Business Center, totalling 48,000 sqm.
Uni-logistics, which specializes in sea, rail and air freight forwarding and road transport, has leased 5,825 sqm of warehouse and office space in Panattoni Park Tricity East VI in Poland. Real estate advisory firm Cresa Poland assisted the tenant during negotiations.
Anritsu, the leading Japanese company producing high-speed network testing and measuring equipment, has extended its lease of 800 sqm in Globalworth Tower for another 7 years. The office building is located in Bucharest’s business district.
Mallson Polska has acquired new chain tenants to the Retail Park in Grodzisk Mazowiecki in Poland - the international DEALZ chain, which is part of the Pepco Group, and the popular TEDi brand. Both stores will occupy over 1,200 sq m GLA in total.
