Manufacturing and IT companies drive demand for Brno offices

The second half of 2022 has brought 33,000 sqm of office space to the Brno office stock up to the final of 664,400 sqm. There were five new office buildings that were completed and six more are under construction now. At this moment, Ostrava has only one project under construction with the completion scheduled for 2023, says the Regional Research Forum in its latest report on H2 2022.

Contera opens part of €118 million logistics park in Ostrava

The new logistics park Contera Ostrava D1 is being built on an area of 350,000 sqm in Ostrava-Hrušov. The first two completed buildings are already fully leased. The project, which was launched in autumn 2020 at an estimated total cost of over €118 million, is being built on a former brownfield site and includes one of the largest and most modern industrial halls in the Czech Republic, Contera announced.

Brno and Ostrava office stock to grow by almost 100,000 sqm

Brno's office stock reached 635,900 sqm in the first half of 2022 and 75,300 sqm is being built there. At the same time, Ostrava's office stock has 219,100 sqm and builts 21,000 sqm of offices. None of these regional metropolises had finished a new office building in the first half of this year. In both localities, prime rents increased reflecting the general pressure on prices in new developments, reports the Regional Research Forum.

GLP secures new leases in Ostrava

GLP has leased all the premises of the first phase of the newly built GLP Park Ostrava Hrušov complex. The first tenants include Prosperplast, Logflex and Hyundai Steel Czech. They are expected to move into the premises during the spring. The expensively revitalised site of the former chemical plant is thus coming to life and will gradually offer more than a hundred skilled jobs, says the company on their website.

Office rents to remain stable in CEE in 2022

Premium rents in Prague to rise and interesting incentives from landlords are expected. There is also a growing interest in office rents in Brno, which is responding to the growth in rents over the past two years. Premium rents also grew slightly in Ostrava. Leasing activity in Bratislava is keeping pace with new construction and, together with Vienna, is expecting a recovery. In Warsaw, upward pressure on premium rents will grow, but there is likely to be an easing of existing incentives for tenants. Budapest is gradually recovering from the covid crisis. Rents will remain stable this year, reports CBRE.

Demand increases for Brno offices, drops for Ostrava in H2 2021

While in H2 2021, gross take-up on the Brno office market reached 38,100 sqm, which represents a 57% increase in comparison to H1 2021 and a 50% increase y-o-y, Ostrava office market gross take-up in the same time reached 1,600 sqm, representing a drop of 91% compared to H1 2021 and staying stable in a y-o-y comparison. The Regional Research Forum announced the Brno and Ostrava office market figures for H2 2021.

New leases

  • Online documentation and efficiency solutions company Craft Docs secured a 1,000 sqm of office space in the renewed Krausz Palace office complex in downtown Budapest. The company will move in August 2023. The startup has become the first tenant of the building, Jake Lodge, principal of Avision Young Hungary responsible for the leasing and operative management of the building said.
  • A new tenant has moved into the Eximius Park office complex near Kraków. GoE Wellness is a British healthy lifestyle start-up that is expanding its operations in Europe. The company's new office has an area of approximately 900 sqm and is located in building 200.
  • Galeria Jurajska is strengthening its offer. Three new tenants - fashion brands Quiosque and Lovisa and patisserie Lody Czewskie - will soon appear in the Częstochowa shopping centre.

New appointments

  • CPI Property Group is expanding its retail leasing department. Dariusz Kafara has been appointed as the new Leasing Manager. At the Warsaw branch of the company, Dariusz is responsible for maintaining the maximum level of commercialisation in two retail park chains from the group's portfolio - CityMarket and STOP SHOP.
  • Brian Nyeng Olesen, formerly head of commercial at the Salling Group, has been appointed as the new managing director of Netto Polska. The position was previously held by Hugo Mesquita.
  • M Core appoints Magdalena Kowalewska as the new Chief Operating Officer at LCP Properties, Poland. This comes at the same time that Krystian Modrzejewski has accepted a post as the Group Head of Expansion for Poland, where he will be responsible for realising the opportunity for land and asset acquisition in aid of portfolio growth. LCP Properties Poland is part of the M Core group, which brings together family-owned companies that invest in and manage real estate. It comprises LCP, Proudreed, Sheet Anchor, GIPAM and Evolve Estates.
