Office construction in Czech regions is slowing down as developers increasingly focus on residential projects due to poor profitability without pre-leases or prime locations, according to a report by Colliers.

The Czech industrial real estate market closed 2025 with a record gross take-up of 2.07 million sqm, with Q4 alone reaching 642,000 sqm. However, behind these figures lies a divergence: while Prague and Brno remain stable, rents in Pilsen and Ostrava declined over the course of the year, finds an analysis by Prochazka & Partners.

Development company Gridarch has completed Phase II of the Ostrava Airport Multimodal Park (OAMP). This phase includes Hall D, offering 11,300 sqm of industrial space including offices, which was handed over to international manufacturing company Brose.
