More businesses have discovered that remote work arrangements support growth, but the future of work will include both office-based and remote work, driven by the nature of tasks, suggested speakers during the workplace strategies panel of SEE Property Forum 2021, Property Forum's annual event in Bucharest.

New offices totaling 132,200 sqm were delivered on the Bucharest market during the third quarter, making it the best ever in terms of supply, while 9-months deliveries reached 178,000 sqm, according to real estate consultancy Cushman & Wakefield Echinox. 

S Immo AG has expanded its portfolio in the Hungarian capital with the BudaPart Gate, a LEED Gold certified Class A office building. The lettable area measures around 20,000 sqm, the building is fully let. The office property is located at the entrance to the BudaPart area, the largest ongoing urban development project in Budapest with a mix of office, residential, retail, gastronomy, entertainment and local recreation. The seller is Market Asset Management Zrt, a subsidiary of one of the largest construction companies in Hungary. The two parties have agreed not to disclose the purchase price.

Vastint has expanded its offer with a new business solution Ready Flex — the rental of autonomous, fully furnished office space for small and large companies or their teams in a flexible option of short-term contracts.

The international consulting company Cushman & Wakefield has summed up the third quarter of 2021 for the commercial real estate market in the CEE region. The investment volume at the end of the third quarter of the year amounts to €6.7 billion and is nearly 13% lower than for the same period in 2020.

Futureal has signed a €60 million (approximately HUF 21.5 billion) loan agreement with Erste Bank to finance the construction of the second phase of the Budapest ONE office park, currently under development, which is being developed in parallel with the third phase and will be handed over in the second half of 2022.

Passerinvest Group has begun the construction of the new Roztyly Plaza office building. The building, with a total area of 23,000 sqm from the workshop of the architect studio Aulík Fišer architekti, is going up right by the Roztyly metro station (C line) in Prague 11. Apart from the office function, the project also offers a public P+R parking lot and several retail units, which will significantly expand the local civic amenities.

According to Walter Herz, office buildings that have solutions to limit the negative impact on the environment and reduce operating costs, at the same time provide a friendlier, safer and better organized work space. What do they offer?

The Polish office space market situation at the end of Q3 2021 allows for an optimistic view of the sector in 2022.  Demand remaining at a similar level to last year and the expected higher absorption of available space are conducive to improving the sector’s performance in the coming months, says AXI IMMO.

Since the start of 2021, around 189,000 sqm of offices were leased on the Bucharest market, of which 70% were for spaces in buildings with green certifications, according to real estate consultancy CBRE Romania.
