The first of the eight buildings planned as part of the Palio Office Park project in Gdańsk has been commissioned. The office building located on the premises of the Gdańsk Shipyard will deliver 16.6 thousand square meters GLA to the Tricity market.

"Palio Office Park is our first project in the Tricity. All the more so, we are pleased that building A can already be fully presented to the residents of Gdansk and promises to transform this part of the city. Cavatina's goal is to create a modern, technologically advanced working space, with a respect for the history and the previous functions of the current construction sites, and earlier the Gdańsk Shipyard", says Tomasz Zydorek, Leasing Director, Cavatina Holding. "We focus on large projects located in the largest and most prospective Polish cities. Thanks to this, in just 5 years we have achieved the status of the largest Polish office developer, offering city-forming solutions tailored to local conditions", adds Tomasz Zydorek.

Eight buildings will be built in the modern office and service complex located in the Młode Miasto area, with a total of nearly 90 thousand sqm of office and recreational space.

Building A, which has just been commissioned is in the process of BREEAM certification at the Excellent level. In addition, in the face of the pandemic, Cavatina decided to provide tenants and users of its facilities with a sense of full security by implementing in its office projects solutions that meet the requirements of the latest International standard provided by the International Building Institute – the WELL Health-Safety rating, which is awarded to office space and minimizes the risk of disease transmission and also creates jobs that are safe and conducive to good health.

In January this year Cavatina Holding obtained funding from BGK for the first phase of the Palio Office Park and signed a lease agreement with Medicover Integrated Clinical Services for over 1.1 thousand sqm.

The complex is expected to house numerous catering and service facilities, including: a canteen, kindergarten with an outdoor playground, a medical facility, cafe, grocery store, etc. The Palio Office Park complex will be equipped with the “Integral” system, a modern technological system for managing office space and the office itself. The solution will provide tenants with access to comprehensive as well as customized space plans, the possibility of registration at the reception and the management of conference rooms and the allocation of available parking spaces.

The carbon cost is already in your building. You just can't see it yet

by Property Forum
A structural shift is rewriting the financial logic of European commercial real estate. It isn't being driven by ESG pressure or voluntary sustainability labels. It's being driven by regulation — and the numbers are concrete enough that ignoring them is becoming a financial risk. A recent white paper by workcloud24 traces the mechanism in detail: how the operational energy and CO₂ performance of a building transmits into net operating income, asset value, and financing conditions. The argument isn't that green buildings are virtuous. It's that inefficient buildings are becoming measurably more expensive to own, operate, and finance.
