The Polish office space market situation at the end of Q3 2021 allows for an optimistic view of the sector in 2022.  Demand remaining at a similar level to last year and the expected higher absorption of available space are conducive to improving the sector’s performance in the coming months, says AXI IMMO.

Since the start of 2021, around 189,000 sqm of offices were leased on the Bucharest market, of which 70% were for spaces in buildings with green certifications, according to real estate consultancy CBRE Romania. 

Investment transactions in Romania exceeded €540 million in the first nine months of 2021, with around half being closed only in the third quarter, according to property consultancy Colliers Romania. 

Revetas announced the successful disposal of the remaining assets of its Revetas Capital Fund II’s Project Papa office portfolio in Prague, bringing the total transaction value to over €100 million. One of the four assets initially comprised in the portfolio, BBC Vila, has previously been sold to Passerinvest Group. The three remaining buildings with a total GLA of c. 33,000 sqm are located in close proximity of each other in the Karlin neighbourhood of Prague’s 8th district and were acquired by local real estate group Českomoravská Nemovitostní (ČMN). The terms of the transaction were not disclosed.

Masaryčka and Nová Waltrovka, two office buildings that are currently being developed in Prague by Penta Real Estate, will offer the technology solutions of local proptech Sharry.

The Lakeside Park 02 office building, developed in Bratislava's Nové Mesto area by Immocap and WOOD & Company, has reached its full height of 13 floors.

Nearly three out of four employees in Romania now work from their office at least 3 days a week and most of them believe that the return to the office buildings can support the economic recovery, according to a survey by Genesis Property. 

More and more companies are returning to their offices by implementing a hybrid model of work. The prolonged use of this working model has translated into a lower volume of transactions. The technology sector still remains the most active. Advisory company JLL summarizes the situation and future development perspectives for the Polish office market at the end of Q3 2021.

Contera has become the new owner of Vlčie hrdlo Business Park in Bratislava, located on a former brownfield area and offering 33,420 square meters of warehouse and office space, the company announced on LinkedIn. Contera purchased the asset, situated close to R7 highway, from investment group Natland.

Adventum Investment Fund Management, the CEE-focused real estate investment manager, has completed the second close of its latest fund, Penta in October 2021. The second acquisition of the Fund is the Mercedes Benz Headquarters in Warsaw which was developed in 2004 by the Daimler Group.
