According to a report from Cushman & Wakefield, Warsaw’s office development pipeline has fallen to its lowest level in 30 years, with only 130,000 sqm currently under construction — a volume last seen in 1995. While new supply remains limited, demand for centrally located office space continues to support prime rental growth.

Romania's commercial real estate market recorded investment deals worth €391 million during H1 2025, down 6.5% compared to H1 2024, with offices gaining a bigger share of the total volumes. This was the second best-performing first half in the last 12 years, surpassing the average for the period by 30%, according to Cushman & Wakefield Echinox. 

According to Avison Young, at the end of the first half of 2025, Warsaw's modern office stock reached 6.33 million sqm. Three projects were delivered: The Bridge (51,800 sqm), Office House (27,800 sqm), and CD Projekt HQ (5,600 sqm), all contributing to the city’s central zones, which continue to concentrate nearly 90% of new supply.

The Polish Chamber of Commercial Real Estate (PINK) has released data summarising the office market situation in eight major regional cities in Poland for Q2 2025: Kraków, Wrocław, the Tri-City, Katowice, Poznań, Łódź, Lublin, and Szczecin.
