Office tenants choose the centre of Warsaw

From January to the end of September 2023, the total demand for modern office space in Warsaw amounted to nearly 0.5 million sqm. Tenants often choose two contract options, i.e., they relocate to a new space or decide to renegotiate existing terms. The vacancy rate is decreasing, standing at 10.6% at the end of September 2023. On the supply side, developers delivered just over 20,000 sqm to the capital's office market in January-September 2023, indicating a supply gap period in Warsaw. Nevertheless, more than 240,000 sqm is under construction, most of which will be completed by the end of 2025, says Axi Immo.

Q3 2023 sees robust leasing activity in Polish regional cities

According to the newest report by Newmark Polska, in the third quarter of 2023, office take-up in Poland’s regional city office markets reached nearly 200,000 sqm, while the development pipeline was below 400,000 sqm. High vacancy rates in existing office buildings mean that tenants have a wide choice of options. Both developers and tenants remain focused on ESG, functionality, flexibility and optimisation of office usage and lease costs.

Amundi sells office building in Prague 4

The City Point office building in Prague 4 - Pankrác is changing hands. It is being transferred from the hands of the investment company Amundi Czech Republic to the ownership of the domestic operator of coworking spaces and serviced offices WorkLounge. Mint Investments Group was the investment advisor that handled the entire transaction for Amundi. Agents from real estate consultancy Cushman & Wakefield and law firm Havel & Partners also participated in the deal. The transaction was worth more than CZK 450 million (€18.25 million).

Hungary's office market remains price-sensitive

Development activity in Warsaw's office market gradually recovers

Office availability in the Warsaw office market is shrinking, with the vacancy rate for the whole city down to 10.6% and to just over 9% in the centre, says Savills. Tenants are, however, likely to enjoy a wider choice of options once more office projects are restarted. This process is already slowly getting underway, as is clear from the growing development pipeline.

New leases

  • Browin has leased nearly 9,400 sqm of warehouse and office space in the Hillwood Łódź Chocianowice building. The company manufactures and sells home-processing alcohol accessories.
  • Two chains - Woolworth (ca. 1,400 sqm) and Xtreme Fitness Gyms (ca. 700 sqm)- have joined the ranks of tenants at the newly emerging Karuzela retail park in Jastrzębie-Zdrój (northern Poland). For both brands, this is their debut in the area.
  • Segro has signed an agreement with TVM Transport & Logistics to lease 1.6 thousand sqm of warehouse space at Segro Park Wrocław.

New appointments

  • Piotr Herian has taken up the position of ISS CFO for Poland and the Baltics. ISS is a leading company in the creation of friendly workplaces and comprehensive facilities management.
  • Paulina Strutyńska has been promoted to the position of Leasing & Asset Director at Skanska’s commercial development business unit. She is now responsible for leasing processes in the Warsaw market as well as Key Customer Management. Agnieszka Krawczyk-Rogowska is responsible for project commercialization and client liaison in Gdańsk, Kraków, and Bucharest, while Marek Stasieńko is responsible for the Wrocław, Poznań, and Łódź markets.
  • The Supervisory Board of Globe Trade Centre S.A. has appointed Balázs Gosztonyi as a member of the Management Board of GTC S.A. Balázs Gosztonyi has held the position of Chief Financial Officer at GTC Hungary since January 2024. He joined GTC Group in September 2023 as Group Controlling Director.
