The pharmaceutical industry has emerged as one of the most significant office occupiers in Warsaw, according to a new report from Cushman & Wakefield. With a footprint of approximately 172,000 sqm, the sector now ranks sixth in terms of total office take-up in the Polish capital, accounting for 5% of all leasing activity between 2020 and 2024.

The sale of Prague’s Palladium is entering the final stages. According to two independent sources, the first bids have been submitted lately, reports Seznamzpravy.cz. And three finalists have emerged from them. 

Erste Group Bank and its Romanian subsidiary BCR have jointly provided €21 million in refinancing for the Day Tower office building in Bucharest. The loan facility was signed with Danube Capital Partners.

Avison Young and Colliers jointly advised Octava Property Trust on the sale of the Lighthouse office building in Warsaw. The buyer is an investor with Polish capital.

Tirana-based Park Avenue Tower, developed by Orion Shpk, is the first office project in Albania to achieve a BREEAM Excellent rating under Version 6 certification.

While interest in housing and residential projects has remained high, the office segment in Bratislava is in a certain slump. The Slovak Spectator's compiled ranking of the largest office developers in Slovakia has been brought by SME.sk.

The Vlněna complex developed by CTP in the centre of Brno is expanding its tenant portfolio with companies from the world of technology. 

Shell has renewed its lease at the DOT Park office complex in Kraków, signing for over 22,800 sqm across three buildings. The deal is the largest office lease in Poland in the first half of 2025 and the biggest single office transaction ever recorded in Kraków. Shell has operated at DOT Park since 2015, where its business operations centre employs more than 5,000 people.

CA Immo has successfully closed the sale of the office property Visionary in Holešovice, Prague 7, comprising approximately 25,500 sqm of gross lettable area.

In the Warsaw office market, tenants remain active and continue to seek offices in central locations despite the decreasing volume of newly delivered space. According to the BNP Real Estate Poland latest report, the current situation is influenced by the low supply of completed projects at the beginning of this year and planned investments in the coming years. Additionally, the decline in the vacancy rate translates into limited availability of space for tenants.
