CTP acquires 8.5 ha of land for expansion in Warsaw

CTP has purchased an 85,000 sqm investment plot in the Wiskitki municipality near Warsaw. The acquisition of this land, located just 10km away from the planned Central Transport Port, will allow the company to expand the CTPark Warsaw West complex with an additional 36,000 sqm of leasable space. JLL was responsible for coordinating the purchase of the new land.

Prime Logistics Wrocław signs biggest warehouse lease of the year

Prime Logistics Wrocław and logistics service provider LX Pantos have signed a lease for 100,000 sqm. The transaction saw LX Pantos renegotiate its contract and expand to a new building to consolidate its warehouse space in a single location. This marks the largest warehouse deal in Poland this year. LX Pantos was advised by Cushman & Wakefield. CBRE advised the owner of Prime Logistics Wrocław, Brookfield Properties.

Polish industrial market awaits a change in trends

Poland's industrial market remains steady and adapts its growth rate to the macroeconomic conditions in both the local and European markets. The gross take-up statistics, which stood at 870,000 sqm at the end of Q1 2024, demonstrated the restricted growth of businesses in the industrial and logistics sectors. Developers supplied about 850,000 sqm between January and March 2024, which prompted Axi Immo analysts to report a slight increase in vacancy rates to 8.2%. The industrial sector has more than 32.7 million sqm of total stock. Nonetheless, a further 2.3 million sqm are still being built.

2024 to see stabilisation on Poland's industrial market

According to the latest report from Cushman & Wakefield, occupier demand was notably weaker on the Polish industrial market in the first quarter of 2024. However, despite a double-digit decline in take-up, Poland was one of the most active leasing markets in Europe. Development activity also stabilised, but this year’s new supply is forecast to be the fourth highest in the history of the Polish industrial market.

New leases

  • Transport company ECSI SPEDYCJA has leased 3,330 sqm of warehouse and office space at 7R City Flex Kraków Airport. The tenant was advised by real estate advisory firm Newmark Polska on the choice of location and during lease negotiations.
  • MLP Group has signed a new long-term lease agreement at the MLP Bucharest West logistics center. The deal was signed with a local logistics operator that has leased 5,200 sqm of space for warehouse purposes, along with an additional 70 sqm for modern office use. The lease negotiation process was supported by City Logistics.
  • After 20 years, the Bratislava branch of the Kinstellar law firm has a new headquarters, an office building at Pribinova 34 by JTRE. In the Eurovea City waterfront district, it has furnished modern premises on over 1,300 sqm, including a private terrace.

New appointments

  • Former Taylor Wessing Counsel and Head of Real Estate Peter Malovec has joined CTP Slovakia as its new Head of Legal.
  • Matexi Polska is strengthening its management structure. Jesika Mackiewicz has joined the management boards of companies implementing residential projects in Warsaw. This manager, with over 10 years of experience in the real estate industry, will support Matexi Polska's continued growth in the capital market.
  • Elżbieta Majdan is joining the Property & Asset Management team at Savills Poland as an Associate Director. Elżbieta brings 15 years of experience in managing and commercialising retail properties, gained while implementing key projects on the Polish market.
