MLP Group has acquired a development plot in Vienna's 11th district to build its second urban logistics project in the Austrian capital. The 5,879 sqm site is located approximately 700 metres from Wien Hauptbahnhof, the city's main railway station.
The brownfield development will replace existing buildings, which are scheduled for demolition by the end of Q2 2026. The company will advance the building permit process simultaneously, with completion planned for Q2/Q3 2027.
The site will be redeveloped into a modern urban business park addressing the shortage of flexible, small-scale units ranging from approximately 300 to 1,000 sqm. This segment remains supply-constrained while seeing growing demand from small and medium-sized enterprises.

The new park will complement the existing MLP Business Park Vienna, creating a coherent offering in the urban business park segment. "In Vienna, we are seeing increasing demand for modern, small urban units. Local businesses are looking for flexible space close to the city centre, and this project is designed to meet those expectations," said Peter Falb, Chief Country Officer Austria at MLP Group.
