Warsaw's office market demonstrated a significant increase in development activity during Q1 2026, with new deliveries vastly outperforming the previous year’s figures. 

Poznań's Andersia Tower, owned by DEKA Immobilien, has reached near fully occupancy following lease agreements covering over 3,500 sqm of space that have been closed in 2025.

Real estate investor GTC has leased over 150,000 sqm of commercial space in 2025 across 30 office complexes and six shopping centres in CEE.

Net leasing activity exceeded 94,000 sqm, showing a 91% quarterly increase, according to CBRE Slovakia's quarterly report.

Bratislava's office market closed Q4 2024 with a significant revival in leasing activity, achieving the strongest quarterly result in the past five years. Development activity remains subdued with only one new project completed in Q4, limiting the availability of quality spaces. The combination of high demand for modern offices and limited supply has resulted in prime rent growth, which increased by 8% year-on-year, finds a report by CBRE.

Kraków's modern office space reached 1.84 million sqm by the end of 2025, confirming the city's position as Poland's most important regional market, according to a report by Savills. The city centre remains the largest area with nearly 437,000 sqm, representing almost a quarter of total supply. The south-eastern (22%) and south-western (21%) zones also hold significant market shares.

The year 2025 confirmed a strong recovery on the Warsaw office market, accompanied by a further decline in new supply. Total take-up reached 790,000 sqm, with Q4 2025 closing at a record 310,000 sqm in signed lease agreements, according to an Axi Immo report.
