Panattoni is to build a city park in Kraków - City Logistics Kraków I will have a total area of 36,500 sqm. The first of two buildings is to be ready in September 2021 and the first tenant, a logistics operator specialising in last mile deliveries, has already leased 9,040 sqm. Panattoni's latest project will play a crucial link in the chain from online store to courier company and finally on to consumer.

The condition of the Kraków office sector has been defined by successive records in recent years. It is the largest regional office market in Poland, the second city after Warsaw, which in 2017 crossed the one million sqm threshold, and the main location for BPO/SSC companies in Central and Eastern Europe. However, the global pandemic, which affected all segments of the economy, undoubtedly also affected the office sector. How? According to JLL’s latest report, in the first half of the year, demand for offices in Kraków was about 15% lower than H1 2019. In addition, the increase in remote working has prompted some employers to reorganize their offices.

Echo Investment has gained a building permit for the Bonarka Living residential estate in Kraków. The project is being developed in close proximity to the Bonarka City Center and an over two hectare nature reserve. The first apartments will be handed over to tenants at the turn of 2021 and 2022.

According to the latest report prepared by Cresa Poland, leasing activity reached nearly 52,600 sqm on the Kraków office market in the second quarter of 2020. Renegotiations accounted for 76% of the leasing volume, while new leases and expansions made up 15% and 9% of all deals, respectively.

BWI Group, a global automotive suspension parts design and manufacturing company, has moved into a unique passive building in Europe. The group's research and development centre will begin operations in Balice near Kraków, where advanced technologies will be developed to increase the functionality of shock absorbers. The developer, 7R, has prepared an energy self-sufficient facility for the company, using an advanced trigeneration system. The building will obtain a BREEAM Very Good certificate.

Savills has been appointed sole letting agent for office space in Eximius Park, an office complex on the outskirts of Kraków. The buildings of the complex have been upgraded since they changed hands and are now ready to welcome new tenants.

The implementation of the office projects under construction is in full swing in Kraków. The construction of new buildings will depend, however, on the demand for offices from the business services sector, which is its main recipient on the Kraków market, according to consultancy company Walter Herz.

Starting July 2020, Rondo Business Park, an office complex located in Kraków, will be managed by Globalworth. A percentage of over 80% of the company's Polish portfolio is represented by in-house managed assets. 

The LivinnX Kraków student residence, developed by Golub GetHouse, has signed an agreement with Tauron, which includes the purchase of electricity obtained entirely from renewable sources, i.e. hydroelectric power plants and wind farms. LivinnX will use the electricity offered as part of the EKO Premium product, which is the only solution in Poland to have a Green Energy Sale Guarantee, confirmed by the Polish Association for Energy Certification.

Cain International, a privately held real estate investment firm operating in Europe and the United States, and its local development partner, White Star Real Estate, have started work on The Park Kraków.
