The Catella European Residential (CER) Fund has acquired a mixed-use development project of residential apartments and student accommodation in the Polish city of Kraków for around €20 million from U.S. developer Hines.

M7 Real Estate has purchased the Nowa Kamienica office building in Kraków for €11 million. With this transaction, M7 Real Estate has fully invested its first dedicated Polish investment fund, M7 POLAF.

Building H, the recently handed-over eighth component of the Bonarka for Business (B4B) project of TriGranit in Kraków, reached an occupancy rate of 60%. This Class A building, with an overall rental area of approx. 10,000 sqm, was handed over for use in April this year, simultaneously becoming the new office of, among others, the Aterima company, a long-time B4B tenant. Due to the large demand in Kraków for Class-A offices, TriGranit plans to construct two more buildings in the office complex (I and J), with a rental area of approx. 10,000 sqm each.

KG Group SA and Peakside Capital have teamed up to develop a new outlet centre in Kraków. ROS Retail Outlet Shopping has been selected as the manager of the Cracovia Outlet project with a wide range of fashion & lifestyle products. The construction of the centre will start soon and the opening is planned for autumn 2021.

Globalworth has signed a preliminary sale and purchase agreement with Cavatina Holdings SA to acquire two office developments in Poland, in Warsaw and Krakow, on their completion scheduled for Q1 2020. The maximum transaction consideration for the two assets has been set at €185 million, with the final consideration to be determined on their leasing status at completion and after customary deductions. 

IMS Budownictwo has completed the sale process of Building A of the Zabłocie Business Park in Kraków. A company from the Austrian insurance group Uniqa became the office property’s new owner. The final agreement was signed on September 12th, with the transaction amounting to nearly €30 million. Knight Frank acted on behalf of the seller.

Kraków is continuing its good run as Poland's second largest office market. During the first six months, lease contracts for nearly 135,000 sqm were signed in Kraków which equates to 44% of demand for modern office space outside Warsaw. The most notable transactions in H1 2019 signed both in Kraków and in the largest regional markets in Poland were a record pre-let by UBS for 19,600 sqm in Fabryczna Office Park, a pre-let by Sabre for almost 16,000 sqm in the Tischnera Office, and an 11,200 sqm renewal by Akamai in the Vinci Office Building.

Kraków’s total office stock amounts to nearly 1.35 million sqm. According to reports from developers, more than 110,000 sqm is expected to be completed by the end of 2019, pushing this year’s new supply up to a record high of 200,000 sqm, according to Cushman & Wakefield.

Skanska has sold two office buildings in Poland – Nowy Targ in Wroclaw and High5ive in Krakow –to real estate funds managed by Credit Suisse Asset Management Global Real Estate.

Building H, the eighth element of TriGranit’s Bonarka for Business (B4B), one of the most popular office complexes in Kraków, has been opened. The eight-storey, Class A office building with 9,855 sqm GLA already has a 45% occupancy rate, while the occupancy of Building F has recently reached 100%. So far in 2019, there have been more than 11,000 sqm new leases or lease extensions in the Bonarka office complex. TriGranit is preparing the delivery of two further office projects in the B4B complex, Building I and Building J, each with 10,000 sqm GLA.
