Take-up for office space in Poland's largest regional cities reached 770,000 sqm in 2025, while new supply dropped to a record-low 20,000 sqm, according to Axi Immo's latest report.

Kraków's modern office space reached 1.84 million sqm by the end of 2025, confirming the city's position as Poland's most important regional market, according to a report by Savills. The city centre remains the largest area with nearly 437,000 sqm, representing almost a quarter of total supply. The south-eastern (22%) and south-western (21%) zones also hold significant market shares.

The total office stock in regional Polish markets reached 6.72 million sqm at the end of Q4 2025, according to the Polish Chamber of Commercial Real Estate (Pink). 

Polish developer Develia sold a record 3,345 residential units in 2025 based on development and preliminary contracts, exceeding its annual target of 3,100-3,300 apartments by 5% compared to 2024.

Industrial developer Panattoni has acquired a 9-hectare plot in Zakrzów and will build the Panattoni Park Kraków East VI project, which will include two facilities: an 11,000 sqm BTS building for a logistics operator and a 16,000 sqm speculative warehouse.

The latest Savills Workthere Flexmark 5.0 report, covering 149 flexible office operators worldwide, confirms that the flexible workspace market is entering a new phase of maturity. Many global trends are directly reflected in the Polish market, which is developing at a pace comparable to leading European markets.

Panattoni is expanding Panattoni Park Kielce, with a fourth building spanning 13,000 sqm. Construction is expected to be completed in the first quarter of 2026, and two lease agreements have already been signed.

7R has obtained the building permit for 7R Hub Nowa Huta, a logistics and industrial park in Kraków. The project comprises three buildings totalling approximately 230,000 sqm and negotiations with potential tenants are already underway.

Poland's regional city office markets remained stable in the Q3 2025, though new supply continued to be constrained. According to the latest report from BNP Paribas Real Estate Poland, developers remain cautious, while tenants are focused on lease renegotiations and optimising their office footprints.

Polish developer Atal has expanded its Kraków portfolio with 188 apartments in the new Atal Bronowice development on Starego Dębu Street. The project offers 2-4 room apartments ranging from 40 to 80 sqm, with completion planned for Q3 2027.
