Echo Investment has received an occupancy permit for the office buildings at its WITA destination complex in Kraków. Both buildings, totalling 18,000 sqm, were fully let ahead of completion — to Brown Brothers Harriman and OPmobility.
WITA is Echo Investment's first destination-format project in Kraków, comprising five four-storey buildings that combine offices, housing, a student space, and retail and food and beverage units. The residential component includes 176 flats, each with a balcony, terrace or garden. A pedestrian avenue runs through the complex, lined with service and dining outlets, and around 7,000 sqm of green space is planned, including approximately 150 new trees.
"Completing WITA is a meaningful moment for us. We are handing over not just buildings, but a mixed-use fragment of the city. Full commercialisation of the office space confirms that the destination model matters to large international organisations too," said Michał Żelski, Leasing & Asset Director at Echo Investment.
Brown Brothers Harriman, a global financial institution, has taken the entire building C as its Polish headquarters, while OPmobility, an automotive technology company, occupies the second office building. Cushman & Wakefield advised Brown Brothers Harriman on the lease, and JLL advised OPmobility.
The office buildings are certified to BREEAM Excellent standards, featuring renewable energy sources, rainwater recovery, EV charging stations, a BMS system and VAV ventilation. The complex is built on the site of 19th-century Kraków Fortress supply warehouses, next to the Home Army Museum, and was developed in cooperation with the heritage conservation authority, with architecture by Kraków-based MOFO Architekci. The destination model has previously been applied by Echo Investment at Browary Warszawskie and Fuzja in Łódź.
