Eika Asset Management has acquired a 9-hectare site in Skawina, part of the Kraków metropolitan area, where, together with partner Panattoni, it will develop the 46,000+ sqm logistics complex Panattoni Park Kraków West IV, EAM announced on LinkedIn.
Construction is scheduled to begin in summer 2026, with completion planned for July 2027. Around 35% of the future complex has been leased before construction has started.
"Our strategy of investing in logistics assets in Poland is proving successful. Our market analysis shows that both investors and tenants increasingly prefer modern facilities in strategically attractive locations – close to major motorways, airports, and other key transportation hubs," says Paulius Stulgaitis, Fund Manager at EAM.
According to Michał Samborski, Regional Managing Director & Head of Development at Panattoni, Małopolska, and the Kraków metropolitan area in particular, remains one of the most demanding logistics markets in Poland, primarily due to the limited availability of investment land. At the same time, the region attracts logistics, manufacturing, and e-commerce companies.
The project will be developed near the A4 motorway and the Skawina bypass. The complex is designed for logistics, e-commerce, light manufacturing, automotive, new technology, and FMCG companies and is targeting BREEAM Excellent certification.
