Colliers has taken over the management of two office buildings owned by Stena Fastigheter – phase I of Centrum Południe in Wrocław and phase III of High5ive in Kraków. Following Spark B in Warsaw, these are further investments belonging to one of Sweden's largest private real estate companies to be managed by Colliers.

Revetas Capital has completed its sustainability-focused investment project at the Bonarka for Business “B4B” office park in Kraków, the B4B Oasis. By activating the common areas, the workplace is enhanced, thereby reducing the overall density within the buildings.

PRS (private rented sector) investments, which have been popular in Western Europe for years, are increasingly developing in Poland. In 2021, residential rental investments accounted for €0.6 billion of the capital invested in the country. In response to the needs of this rapidly growing sector, Colliers, as one of the first companies in the market, launched its PRS investment management and commercialization service. The first project of this kind in Colliers’ property management portfolio is one of the newest investments of Atrium European Real Estate in Kraków's Krowodrza district.

Carbon Tower in Wrocław, Ocean Office Park A and Tischnera Office in Kraków – this is a real estate package that is to be acquired by an affiliate of Lone Star Funds. The buildings, belonging to Cavatina Holding, one of Poland's largest office developers, offer a total of nearly 66 thousand sqm of GLA, and their average lease rate is at the level of approx. 90%. The planned buy/sell deal is another portfolio transaction of Cavatina Group, which in 2020 sold three Equal Business Park office buildings (A, B and C).

A consortium consisting of Austrian banks: Erste Group Bank AG and Raiffeisenlandesbank Niederösterreich-Wien AG, provided financing in the amount of up to €70 million and PLN 10 million to two special purpose vehicles from the Cavatina Holding S.A. group. implementing the Ocean Office Park complex in Kraków. The funds from the loans will be used to finance and refinance expenditure related to the construction and finishing of office buildings A and B in a multifunctional investment in Kraków's Zabłocie district.

Many office developers expect to see a supply gap in Warsaw over the next few years and some are ready to take advantage of this opportunity. Jeroen van der Toolen, Managing Director – CEE at Ghelamco talked to Property Forum about the changes in the Polish office market, the incoming supply gap and the company`s interest in the PRS sector.

Paris-based asset manager Paref Gestion, on behalf of its SCPI Interpierre Europe Centrale fund, has acquired the Browar Lubicz office complex in Kraków from Balmoral Properties for an undisclosed sum.

Panattoni is developing another complex in the Kraków region – Panattoni Park Kraków North, with an area of ​​55,000 sqm. The first tenant has already been secured for the park: Trivium Packaging – a global manufacturer of metal packaging, which will transfer its existing chemical packaging operations to its new ​​21,000 sqm premises at the beginning of 2023. Panattoni has now developed approaching 200,000 sqm of industrial space in the Kraków region.

With the fifth building of the High5ive complex in Kraków receiving its occupancy permit, the entire project is coming to an end. It has provided 70,000 sqm of office space to the local office market.
